Article 11: Interpretation and Definitions Section 11.5. Terms and Uses Defined 11.4.2. Exceptions and Variations

F LEX S PACE , M AJOR Buildings designed to accommodate a combination of offices (e.g. service establishments and contractor’s offices), wholesale establishments, warehousing/distribution, and industrial assembly (light and heavy), and manufacturing (custom and light) the exact proportions of each use being subject to user needs over time. The footprint of the building exceeds 10,000 square feet, and the building is usually designed with bay doors to the rear. Major flex space may be combined with other uses that generally exist as a principal use—e.g., restaurant or retail store not associated with a wholesale establishment. Such uses are treated as principal uses and subject to the standards and limitations applicable to such uses—e.g., parking, and are included in the total gross floor area if located on the same lot. Accessory uses may include outdoor storage (as an accessory use), subject to the standards and limitations applicable to such an accessory use. F LOOD B OUNDARY AND F LOODWAY M AP (FBFM) An official map of a community, issued by the Federal Emergency Management Agency, on which the Special Flood Hazard Areas and the floodways are delineated. This official map is a supplement to and shall be used in conjunction with the Flood Insurance Rate Map (FIRM). F LOOD H AZARD A hazard to land or improvements due to overflow water having sufficient depth or velocity to transport or deposit debris, scour the surface soil, dislodge or damage buildings, or erode the banks of watercourses. F LOOD I NSURANCE R ATE M AP (FIRM) An official map of the community, issued by the Federal Emergency Management Agency, on which the Special Flood Hazard Areas, the Future Conditions Flood Hazard Areas, and the risk premium zones applicable to the community are delineated. F LOOD I NSURANCE S TUDY (FIS) An examination, evaluation, and determination of flood hazards, corresponding water surface elevations (if appropriate), flood hazard risk zones, and other flood data in a community issued by the Federal Emergency Management Agency. The Flood Insurance Study report includes Flood Insurance Rate Maps (FIRMs) and Flood Boundary and Floodway Maps (FBFMs), if published. F LOOD I NSURANCE The insurance coverage provided under the National Flood Insurance Program.
