Hi! I’m Bill Silver. I’m a realtor with Cape Cod Associates Real Estate in lovely downtown Harwich Port. Welcome to my report on the Q2 Results for the Cape Cod Real Estate Market. This report is also available as a Slideshow.

Median Sold Price – Q2 2019

The data The data for this report is for: Single Family Homes – in Barnstable County – listed on Cape Cod and Islands MLS.

Quarter-to-Quarter, the median sold price was UP 4.8% from the $415K in Q1. More importantly, Year-to- Year, the median price was UP another 2.4% from the $425K in Q2 last year.

The median sold price in Q2 was $435 thousand dollars.

Here are the Quarterly Median Sold Prices over the last 4 years. Year-to-Year, the median sold price continued to go UP, and has now gone UP 13 quarters in a row – and 25 of the last 27 quarters.

Note that the $435K matches Cape Cod’s all-time high set in Q4 2018

This chart again shows the Q1 DiP – price DOWN in Q1 and UP in Q2. Happens more than 80% of the time.

The number of single-family homes sold in Barnstable County in Q2 was 1,210 . Quarter - to - Quarter, Q2 Sales were UP 66% from the 729 sales in Q1.

And, more good news:

Year – to – Year, the number of sales in Q2 was UP 3% from the 1,175 sales in Q2 last year.

Here are the Sales numbers for the last 16 Quarters. After going Down for 6 quarters in a row, Sales have now gone Up for 3 quarters in a row.

We see again the effect of the Q1 DiP. Quarter – to -Quarter sales go Down a lot in Q1 and then go UP a lot in Q2. This happens every year – yes, 100% of the time.
