Gardens and grounds The grounds and gardens continue to be the hotel USP and please refer to attached budget to retain as they are within the salaries budget I have incorporated the position of Grounds Manager to oversee the site including maintenance.

General repairs and on going maintenance The overall budget has been increased to 5% as the hotel and room stock needs constant planned maintenance due to high levels of occupancies.

Kitchen repairs and maintenance The budget has been retained at 4% as a lot of the equipment is now seeing the end of its life and is no longer cost effective to continue to try and repair and this provides for ongoing updating and replacements.
