Fredericton home sales August down from last year’s record for the month Residential sales recorded by the Real Estate Board of the Fredericton Area Inc. totaled 217 units in August 2019. This was down 21.7% from the monthly record set in August 2018 but was still a solid showing for the month. The average price of homes sold in August 2019 was $190,136, edging up 1.7% from August 2018. There were 342 new residential listings in August 2019, rising 6.5% on a year-over-year basis. Active residential listings numbered 1,157 units at the end of August, a decrease of 14.4% from the end of August in 2018. Months of inventory numbered 5.3 at the end of August 2019, up from the 4.9 months recorded at the end of August 2018, well below the 10-year average of 8.4 months for the end of the year. The number of months of inventory is the number of months it would take to sell current inventories at the current rate of sales activity. Sales of all property types numbered 238 units in August 2019, a decrease of 17.9% from August 2018. The total value of all properties sold was $42.6 million, down 19.6% from August 2018.
