Økonomisk og kulturelt centrum Aarhus har for alvor manifesteret sig som hovedbyen for Region Midtjylland og for hele provinsen. Byen rummer Aros, Den Gamle By og andre kulturinstitutioner – og hovedsæder for Arla, Jysk, Salling Group og ˜ere andre koncerner. Indbyggertallet vokser fortsat, universitetet bygger nyt i stor målestok, og Aarhus har fået letbane og gennemlever en omfattende byudvikling. Boligmarked under forandring De seneste ti år har budt på mange nye etageboliger, fx i Ceresbyen, Risskovbrynet og Aarhus Ø. Desuden er der bygget rækkehuse i forstæder som Hasselager, Lystrup og Tranbjerg. Aarhus har fået ˜ere unge og ældre, og samlet ventes indbyggertallet i kommunen at vokse årligt med 3.000-5.000 frem til 2030. Det har fået danske og udenlandske investorer til at vende blikket mod Aarhus. Vi vurderer, at lejeefterspørgslen på mindre boliger, udløst af det stigende antal studerende, vil bremse op, fordi antallet af 18-29-årige ifølge prognoserne vil falde allerede fra 2024. Med ˜ere store projekter på vej vil udbuddet af boliger ikke længere halte efter efterspørgslen, og det vil forventeligt få investorer til at lægge øget vægt på beliggenhed og kvalitet. We believe that tenant demand for small dwellings, driven by a growing student count, will slow as the number of 18-29-year-olds is projected to decline already from 2024 onwards. With a substantial pipeline of development schemes, the supply of residential units will no longer lag behind demand, likely motivating investors to consider location and quality as weightier parameters. Economic and cultural powerhouse Aarhus has ƒrmly established itself as the powerhouse of the Central Denmark Region and provincial Denmark at large. In addition to Aros, Den Gamle By and other cultural institutions, the city is home to the headquarters of Arla, Jysk and Salling Group, to name but a few groups. The city is still growing, with the university expanding on a large scale, extensive urban development and a light rail now in place. A housing market in transition Large clusters of new multi-storey housing units have emerged over the past decade, e.g. at Ceresbyen, Risskovbrynet and Aarhus Ø, and terraced houses in Hasselager, Lystrup, Tranberg and other suburbs. Aarhus has grown in terms of young and old inhabitants, with the in˜ux into the municipality estimated at 3,000-5,000 p.a. in total until 2030. This has made domestic and foreign investors zoom in on the city.
