Danish business centre With its geographical location in central Denmark and proximity to the motorway grid, the Triangle Region, in this context deƒned as the municipalities of Frederica, Kolding and Vejle, is a well-established centre for business and industry as well as many transport and logistics businesses. The good location continues to attract newcomers, with not least Kolding and Taulov witnessing speculative new construction without pre-let agreements as well as climbing industrial/logistics rent levels. We expect to see no shifts in investors’ risk tolerance. As a result, industrial/logistics yield requirements will remain fairly unchanged in the short term. The Triangle Region o§ers favourable framework conditions for o ce properties with access to a large and well-educated workforce. In this segment, we predict that demand remains unfaltering for centrally located o ce properties and that rents as well as yield requirements will remain stable. Dansk erhvervscentrum Med sin geograƒske placering midt i Danmark og tæt på motorvejsnettet har Trekantområdet, her deƒneret som Fredericia, Kolding og Vejle Kommune, længe udgjort et erhvervscentrum med masser af industri samt mange transport- og logistikvirksomheder. Den gode beliggenhed trækker fortsat virksomheder til, og ikke mindst Kolding og Taulov har både haft spekulativt byggeri uden forhåndslejere og stigende lejeniveauer for industri- og logistiklokaler. Vi ser ingen ændringer i, hvordan investorerne forholder sig til risiko, så a‘astkravene til industri- og logistikejendomme forbliver nogenlunde uændrede på kort sigt. Trekantområdet har gode rammer for kontorejendomme med adgang til en stor og veluddannet arbejdsstyrke. Her forudser vi uændret interesse for centralt placerede kontorejendomme samt stabil leje og fastholdte a‘astkrav.
