Segmentation process Because consumers demand higher standards of service etc., the market for industrial and logistics facilities is undergoing a segmentation process, with facilities required to meet very specific demands. Tenants are starting to require higher standards of premises to meet consumer expectations. More than anything, we see businesses focus increasingly on last mile distribution, i.e. the final stretch of home deliveries, often effected on the same day as the order. In Greater Copenhagen, obvious locations for last mile logistics centres are found along the Ring Road 3 corridor, making it possible to deliver within one- or two-hour time slots at limited last mile transport costs. Major logistics centres, for long-term storage and distribution to last mile distribution centres or end-retailers, will (remain) close to motorways, with equally strong demand in these locations. Many businesses consider the south corridor a good location in this respect. The south corridor is the area stretching from Høje- Taastrup west of Copenhagen and along the motorway to Køge in the south. For instance, UK storage and logistics investor Verdion is awaiting final approval of a DKK 2bn scheme in Solrød, and in neighbouring Greve, Belgian MG Real Estate has constructed a 108,000 sq m logistics centre on a speculative basis.

Segmenteret marked Som følge af forbrugernes øgede krav om fx service bliver markedet for industri- og logistikejendomme gradvist mere segmenteret, hvor ejendomme skal kunne opfylde hvert deres formål. Lejerne begynder at stille større krav til lokalerne for at kunne leve op til forventningerne hos forbrugerne. Vi oplever især forstærket fokus fra virksomheder på last mile- distributionen det sidste stykke vej ud til forbrugeren, ofte samme dag, som varen er bestilt. I hovedstadsområdet er oplagte placeringer af last mile-logistikcentre tæt på Ring 3, så varen kan leveres inden for én-to timer med begrænsede udgifter til den sidste transportkilometer. Større logistikcentre – til længere tids opbevaring og til distribution ud til last mile-distributionsentre eller slutforhandlere – vil (fortsat) ligge tæt på motorvejene, og her er efterspørgslen ligeledes stor. Mange virksomheder opfatter den såkaldte sydkorridor som en god placering til dette formål. Korridoren omfatter området fra Høje-Taastrup vest for København og sydpå langs motorvejen til Køge. Eksempelvis er den britiske lager- og logistikinvestor Verdion ved at få godkendt et projekt til to mia. kr. i Solrød, og i nabokommunen Greve har belgiske MG Real Estate opført et logistikcenter på 108.000 kvadratmeter som spekulativt byggeri.
