If you have spent any time work- ing with community associations, you have worked with both new and old communities. The aged communities have the challenge of staying relevant and competitive. Case in point: A few years back, I managed a very affluent community in Bergen County that was approaching 25 years old. With tennis courts in disrepair, a clubhouse still with original furniture. Containing this smell becomes unpre- sentable. The community may have roadways that are cracking through- out with landscaping that is unsightly. As you can imagine this begins to snowball. The goal is to bring your vision, determination and willingness together along with the board’s. The board must not make the same mistakes of past boards apathy and fail to follow a reserve plan, but be willing to take the bull by the horns and accomplish a complete property overhaul. When changing is on the agenda you may have a meet- ing of standing room only especially when the board is looking to make an assessment of $2,000, $4,000 $8,000 or $15,000 per owner assessment that would be payable over several years. The intensity in the room will be palpable. There may be screaming, name calling, anger, etc.. But a determination beforehand, that one of the best solutions to the anger is to allow one of their own, that lives
