2017 Spencer Comprehensive Land Use Plan

Spencer, Iowa  2017  Comprehensive Plan

Spencer has done a commendable job of addressing the growing needs of land dedicated for industrial growth and expansion in the community. In 2009, Spencer started developing 100 acres of land on the east side of the community known as the Green Industrial Center. Originally platted into 11 large lots, today there are four (4) buildings in this park including a 40,000 sq.ft. speculative building. Most recently, an existing business relocated in Spencer to an expanded facility in the Green Industrial Center in 2016. In addition to the Green Industrial Center, lots remain available for development in the Spencer Technical Park. This industrial park is located south of the Northwest Iowa Regional Airport in northwest Spencer. Furthermore, land is also available for industrial and business development in the Spencer Technical Park South, which is an expansion of the original technical park. There is more than 40 acres of developable land in the Spencer Technical Park South. Lastly, although not located within an established industrial

park, land is designated on the city’s future land use map for industrial uses along the east and west of Highway 71 along Highway Boulevard from East 30 th Street north to the northern city limits.

In addition to dedicating land and infrastructure to new and expanding industrial growth, there are several local and regional economic development efforts which are intended to assist the community in recruitment of new and growing businesses and industries. Locally, the Spencer Chamber of Commerce and the Spencer Industries Foundation (SIF) are responsible for and work extensively with city officials and key community leaders in promoting and expanding the city’s industrial base. Furthermore, Spencer actively participates in and coordinates efforts through the Iowa Lakes Corridor
