This includes professional photography and proven marketing text which is displayed on primary local and national websites (as well as many minor websites), prominent window displays, rental lists and more. Used in conjunction with our tenant inspection booking software, this strategy has created a best practice level of reducing vacancy periods and a wider choice of tenants which represents significant increases in the overall return for our clients. Our fulltime team of new business and leasing managers have a single goal; leasing your property for the maximum weekly rental amount in the shortest possible time to the best possible tenant. The application will always be reviewed by your property manager, however our team of experts in this field assist during these periods allows your property manager to concentrate on their primary task which of course is managing tenancies. Once tenancy applications have been sourced (which is available to lodge 24/7), the team will commence verifying the suitability of the tenant and once confirmed, will present this information for approval. Verification will include confirmation of income, rental history and any default listing on the TICA tenancy database.

Communication

Ray White Canberra understands that the relationship between us is based on effective communication.

During any marketing period, you will receive an sms and/or email when; • A tenant books to attend an inspection, • If they cancel the inspection, • If they attend and what their indicated intentions are, • When they make an application. • We will contact you to discuss any application for tenancy and make our recommendations to you. • You will also be contacted when the tenancy agreement has been signed. A written and photographic ingoing condition report will be created that records the condition of the property at the commencement of the tenancy and a copy will be emailed to you for your records.

You will receive a copy of each inspection that is conducted via email.

You will receive a detailed monthly statement via email after the month has rolled over.

Each year, you will receive an income and expenditure statement that details all total income and outgoings broken down to the relevant month.

In all other circumstance, you will be contacted directly as required. You will have access to your property managers direct telephone number and email address.

Preparation

Some tips to help...

Trim the lawns and tidy the garden . This will be a prospective tenants first impression of the your property, make it good!

Shampoo the carpets. You may be surprised at how much more ‘life’ they have after a good cleaning, the brighter the better for renting.

A once over the walls. Clean walls are one of the most effective ways to lift a property’s presentation.

Check the guttering. Make sure there are no leaves hanging over the edge, no peeling paint or water stains.

Clean out the garage/shed. They are the places where unwanted goods can accumulate over the years. Good storage space is always attractive.

Open the windows. The brighter the rooms the better, so always leave blinds and curtains open.

Kitchen and laundry. Special attention needs to be paid to these areas, clean the oven, polish the sink and clean the cupboards.
