GENERAL REMARKS&STIPULATIONS METHOD OF SALE The property is offered for sale by private treaty as a whole. TENURE & POSSESSION The property is offered for sale freehold with vacant possession upon completion subject to the holdover provision referred to below. EXCHANGE OF CONTRACTS & COMPLETION Exchange of contracts will take place within 21 days of receipt by the purchasers’ solicitor of a draft contract with completion no later than 14 days thereafter. A deposit of 10% of the purchase price will be payable on exchange of contracts. If early entry is required then purchasers will be asked to pay an additional 10% at that stage. The land is being sold by two different parties; therefore there will be two sale contracts.

HOLDOVER The sale is subject to a right of holdover for the ongoing tenant to harvest, tend and clear the growing crop up to the 1st October 2017. ENTRY LEVEL/COUNTRYSIDE STEWARDSHIP AGREEMENT The farm is not entered into an Entry Level or Countryside Stewardship Agreement. BASIC PAYMENT SCHEME 69.21 hectares of the land is eligible for the Basic Payment. The entitlements will be made available to the purchasers following completion. The purchaser will be responsible for cross compliance to the 31st December 2017 and will indemnify the vendor for any non-compliance that results in a penalty or reduction in their payment under the Basic Payment Scheme. There is to be no retention of the sale price for the entitlements.

SERVICES There are no services connected to the land. WAYLEAVES, EASEMENTS & RIGHTS OF WAY The land is sold subject to and with the benefit of all existing rights including rights of way whether public or private, light, support, drainage, water and electricity supplies and other rights, easements, quasi easements and or wayleaves whether referred to or not in these particulars. In particular: - • The land benefits from a right of way over an access route from Bunwell Road marked A-B and shaded brown on the sale plan. The route is over land and through a yard belonging to a third party. • There is a further right of way from the east over the track from Besthorpe Road marked D - E on the sale plan. There are no public footpaths crossing the land.

VALUE ADDED TAX Should any sale of the land, or any right attached to it, become a chargeable supply for the purpose of VAT, such tax shall be payable by the purchaser in addition to the contract price. OUTGOINGS Drainage rates are payable. Outgoings are to be apportioned as at the date of completion. SPORTING RIGHTS, MINERALS & TIMBER All sporting rights, timber or timber like trees, and mineral rights (except as reserved by Statute or by The Crown) are included in the sale so far as the Seller has the benefit of them. TOWN & COUNTRY PLANNING The purchaser will be deemed to have full knowledge and have satisfied themselves as to any planning matters that may affect the property.
