Article 5: Development Standards Section 5.9. Building Configuration and Design 5.9.5. Building and Design Standards for Mixed-Use and Nonresidential Development

E. Primary Building Entrances

Primary building entrances shall be clearly distinguished through the use of one or more of the following architectural features:

a. Covered walkways or arcades;

b. Awnings (fabric or metal, no plastic), nonresidential canopies, or porches; or

c.

Projected or recessed building mass.

Buildings adjacent to public rights-of-way shall have at least one entrance with safe and continuous pedestrian access to the public right-of-way. This entrance shall be open during regular hours of operation. This entrance is not required to be adjacent to the right-of-way.

(Ord. No. 2015-002, 04/29/2015)

F. Parapet Walls

Where provided, parapet walls shall extend over the entire length of the building facade and over any side or rear facades visible from a street or adjoining property. Parapet walls shall not exceed one- third of the height of the supporting wall unless the parapet wall is an architectural feature (such as over a primary building entrance or faux second story) that is in scale with the building and the heights of adjoining parapet walls. (See Figure 5.9.5.F.2: Parapet Wall Dimensions.) Parapet walls shall be made of materials consistent with the predominant net facade materials in Section 5.9.4, Exterior Facade Materials and Colors for All Development. The backside of a parapet wall, even when used as an architectural feature shall not be visible from a drive aisle, street or vehicle use area, to the maximum extent practicable. To achieve this, taller parapets shall wrap around on each side of the building or be constructed as a three- or four- sided architectural feature. The material on the sides of the wrapped parapet wall or the architectural feature shall be consistent with that on the front of the parapet wall. (See Figure 5.9.5.F.3: Example of Parapet Walls.)
