Welcome to WarehouseNow ® Welcome to Texas Capital Bank’s warehouse lending platform, WarehouseNow ® . This system will provide you with the ability to easily access and manage your warehouse credit facility. With WarehouseNow, you can quickly upload funding requests, monitor the status of each loan from funding request to repayment, and access real-time reports to manage your warehouse facility. This user guide will provide step-by-step instructions to help users navigate the system and access reports. Please refer to the Warehouse Lending Program Guide for loan eligibility and warehouse lending business requirements. We welcome you to Texas Capital Bank and look forward to working with you.

At Texas Capital Bank (TCB) we are pleased to offer warehouse lending services via the Internet. As part of the delivery of online services, we understand the sensitive nature of your data and the need to protect your company from cybercrime and fraud. Delivering these services requires a solid security framework that can protect both you and TCB from outside intrusion. To better protect yourself, please review the information below. Security At Your Computer Online fraud is on the rise. You should always take precautions to keep yourself and your company’s technology resources secure. Some things you can do to minimize your risk of fraud are: • Install anti-spy and anti-virus software. • Be careful of what Internet sites you visit; some sites contain viruses and software that, once loaded onto your PC, are capable of recording every site you visit and every keystroke on your PC. Some of the more popular social networking sites are common sources for such malicious software. • Ensure everyone accessing your network is using strong passwords and that they expire on a periodic basis (e.g., every 90 days). • Restrict the use of wireless connectivity, web-cams and Instant Messenger (IM). • Educate other employees utilizing your company’s network about SPAM and phishing schemes. • Ensure your company is utilizing phishing and SPAM filtering software against your email. These activities alone are not enough to protect you. Constant vigilance and common-sense computing is always required. While we continue to evaluate and implement improvements in Internet security technology, users of the online warehouse lending system also have responsibility for the security of their information and should always follow the recommendations listed below: • Utilize the latest version of your web browser (e.g., Microsoft ® Internet Explorer). The online warehouse lending system is best viewed and is most secure when you use up-to-date browsers. • Your password must be kept confidential. Use a password that is at least eight characters long and change it frequently to ensure that the information cannot be guessed or used by others. • Be sure others are not watching you enter information on the keyboard. • Never leave your computer unattended while logged on to the online warehouse lending system. Always lock your PC when you step away by using ++. • Enable the automated screen lock function on your PC to lock your screen after no more than ten minutes and require a password to unlock. Others may approach your computer and gain access to your account information if you walk away without locking your PC. • Log out once you are finished using the system to properly end your session. Close your browser when you are finished, so that others cannot view any account information displayed on your computer. • Keep your computer free of viruses and other malware. Use virus protection software to routinely check for viruses on your computer. Never allow viruses or other malware to remain on your computer while accessing the online warehouse lending system. • Use anti-spyware software that performs an automated scan for spyware and removes it. • Use web-site filtering tools, hard-drive encryption and unique administrator passwords on each PC conducting warehouse lending transactions. • Do not load personal hardware or software on the PC you are using to conduct warehouse lending transactions. • Review and install Windows ® updates on a periodic basis. • On a periodic basis conduct a review of the users who are set up in your warehouse lending application and the permissions and rights that have been given to each user. Passwords It is extremely important to use strong passwords to protect your information. Passwords are often the first defense against computer intrusion. WarehouseNow ® requires that passwords: • Are at least 8 characters in length; • Include both upper and lower case characters; • Include both letters and numbers; • Do not contain any part of your name; • Do not contain any part of the Bank’s name, such as “Texas” or “Bank”; • Do not contain your WarehouseNow ® customer account key (Account Name); • Do not contain special characters such as %, $, #, ?, /, etc.; • Do not contain spaces; and • Are not a repeat of previous passwords. Some general password recommendations are: • Use a password that can be typed quickly, without looking at the keyboard to prevent “shoulder surfing.” • Change passwords on a regular basis. • Do not use your first, middle or last name or the name of anyone close to you, such as a child, parent or friend. Do not use your nickname or initials either. • Do not use a single word contained in an English or foreign dictionary. • Do not use personal information that can easily be obtained, such as a pet name, license plate number, telephone number, brand of automobile, name of college, name of your street, etc. • Do not give your password to anyone. There are other ways to create strong passwords, like using the first letter of each word from a line in a book, song or poem. For example, “Who ya gonna call? Ghost Busters!” would be “Wygc?GB!”. Also using two short words and replacing letters with numbers is another way to create a strong password, for example “T1me0ff”. Remember, your password should be easy to remember but difficult for someone to guess or unlock using software designed to break passwords. Note: WarehouseNow ® passwords expire every 90 days.

Web Browser WarehouseNow ® supports the following browsers: • Windows ® Internet Explorer 8.0 – 9.0 • Mozilla Firefox ® 9.0 – 10.0 Please note: • No permanent cookies are used • No browser plug-ins are used (ActiveX, Java) Report Viewer

WarehouseNow ® presents most report outputs in a PDF file; therefore, Adobe Reader ® Version 9 or higher is recommended. http://get.adobe.com/reader/. Alternatively, exporting data directly into Microsoft ® Office Excel is also available on most reports. For more information about directly licensing Microsoft ® Office Excel for your desktop, visit the following site: http://office.microsoft.com/en-us/excel/default.aspx Browser Configuration WarehouseNow ® occasionally initiates advanced interactions with the end-user's web browser that require special security considerations. These advanced interactions include: • Downloading files • Creating new pop-up browser windows to facilitate end-user workflows For Mozilla Firefox ® , the default security settings work seamlessly with our web site. For Windows ® Internet Explorer, there are a couple of recommendations to follow. Assistance from IT/security may be required to make these changes. Screen Resolution WarehouseNow ® recommends a screen resolution of 1280 x 1024. Make WarehouseNow ® a Trusted Site If you are using Windows ® Internet Explorer, add WarehouseNow ® as a trusted site. Follow the steps below to configure Internet Explorer. 1. Launch Internet Explorer. 2. Click on Tools .

3. Click on Internet Options . 4. Click on the Security tab. 5. Click on Trusted Sites . 6. Click on Sites . 7. Input https://*.warehousenow.texascapitalbank.com in the Add this website to the zone field. 8. Click on the Add button. 9. Click on the Close button. 10. Click on the OK button. You only have to do this the first time on each PC that accesses the site.

Pop-up Blockers Turn off pop-up blockers on the deployed WarehouseNow ® application web site. Methods vary based on the deployed pop-up blocker technology (if any). Other Required Equipment A scanner may be required to submit documents to fund loans. Scan the documents into a PDF file and attach the file to the appropriate record in WarehouseNow ® . Encryption Software Loan-level information will be securely uploaded to WarehouseNow ® at the time of Funding; however, there may be times when you may need to send an email to Texas Capital Bank related to a funding request. Much of the borrower information we deal with on a daily basis is sensitive in nature and should be transmitted using encryption software in order to protect the borrower’s personal information. Some of the common information that should be sent using encrypted email includes, but is not limited to: • Credit History • Credit Scores • Criminal History • Driver’s License Numbers • Government Issued ID Numbers • Medical Information • Payment History • Personal Financial Information • Social Security Numbers • Tax ID Numbers All Warehouse Lending employees are required to send secure emails containing sensitive data. Warehouse Lending clients are encouraged to utilize encryption software when emailing sensitive borrower information. Some additional reminders include: • When forwarding or replying to emails, read previous messages to ensure that no sensitive information is included. If so, delete or send via encrypted email • When forwarding a loan pipeline report or other attachments, always use encrypted email • When renewing your TCB Warehouse Credit Facility, send the application and any supporting documents via encrypted email • When in doubt, send the email via encrypted email • Account Balances • Account Numbers • Addresses • Age • Birth Dates • Credit Card Numbers

Logging In Logging in to WarehouseNow ® is easy. 1. Launch a web browser. 2. Go to https://warehouselending.warehousenow.texascapitalbank.com. 3. Enter the User Name .

4. Enter the WarehouseNow ® password (provided by the System Administrator) into the Password field and click on the Login button. Result: The WarehouseNow ® Home page is displayed. System Navigation When navigating through WarehouseNow ® , use the links and buttons in the application to access each screen. Note: Do not use the browser Back and Forward buttons on the toolbar. The log out prompt will appear. Screen Layout

View When you first login to WarehouseNow ® you need to ensure your view is the Vertical Tab View (see image). This is the default view used by the support team. Workbench Based on user permissions, user will be able to view different tasks and reports listed on the Workbench .

Funding Request A funding request includes all the information Texas Capital Bank needs to begin the funding process. There are three ways to enter a funding request into WarehouseNow ® : • Export information from your Loan Origination System (LOS) onto the Funding Request Spreadsheet and import that information into WarehouseNow ® . • Input loan data directly onto the Funding Request Spreadsheet and import that information into WarehouseNow ® . • Input loan data manually into WarehouseNow ® . Creating the Funding Request Import File There are two ways to create an import file: • Export information from your Loan Origination System (LOS) onto the Funding Request Spreadsheet and import that information into WarehouseNow ® . • Input loan data directly onto the Funding Request Spreadsheet . Tips for Creating a Valid Import File • Complete all required fields, or the system will return an error message during the import. A list of required fields and values is provided in Appendix A . • The Funding Request Spreadsheet must contain a single worksheet. Delete any extra worksheets prior to import. • Clear any unused fields. Hidden ‘0’s or extra spaces in “blank” fields can cause unexpected errors. • Check your number fields carefully. Leading zeros in ZIP codes and account numbers are often removed by the spreadsheet due to formatting rules. To avoid this, format the cell number category as text. 1. Open the Funding Request Spreadsheet. 2. Enter the required loan information onto the Funding Request Spreadsheet or check to ensure that the data has populated correctly from the LOS. A list of required fields and values is provided in Appendix A . 3. Save the file. Note About Co-borrowers If there is a co-borrower on the request, please be aware that all fields that are required for the borrower are also required for the co-borrower. If information is entered into a co-borrower field, all other required fields must be completed, otherwise an error message will display when it is submitted. Note: If there are more than two qualifying borrowers on the note, additional documentation is required.

Note About Closing Agents The Closing Agent must be setup in the WarehouseNow ® system prior to submitting your Funding Request . To find out if the closing agent is already set up, please follow the instructions below. 1. On the workbench, click on Search . 2. Click on Closing Agent . 3. On the Closing Agent Search page, enter the ABA Number and Account Number into the appropriate fields. 4. In the Show Enabled/Disabled field, select Show All .

Click on Find Now .

If the closing agent is not listed, or if the Disable Date on the record is dated prior to the current date, please contact Client Support at warehouselending@texascapitalbank.com to set up or re-activate the closing agent. If no results appear, then the closing agent is not approved and must be set up. Please refer to the Warehouse Lending Program Guide for closing agent set up requirements and procedures. Special Instructions Note: if the funding request is for a Reverse Mortgage (the product _ code is REVERSE or REVARM ), for Column F, orig _ upb = amount disbursed + fees. To enter this into the WarehouseNow ® funding request spreadsheet, follow these steps: 1. Ensure that the highlighted beneficiary ABA and account number are approved closing agents in WarehouseNow ® . 2. Input the ABA Number from bank A to the payee1_abanum field. 3. Input the “ Further Credit to ” account number into the payee1_accountnum field.

Importing a Funding Request into WarehouseNow ® 1. Login to WarehouseNow ® . 2. Click on Tasks . 3. Click on Enter Funding Request . 4. Click the Import button. 5. Under Script , click on Import: Funding Request .

7. Click on the Browse button. 8. Click Add File . 9. Locate and select the completed Funding Request Spreadsheet file. 10. Click on Open . 11. Click OK to close the window. 12. Click on the Submit button. Result: The Process Monitor tab opens and the results are displayed.

Import Funding Request – Successful If the Current Step / Results column displays Completed , then the spreadsheet was imported successfully. Continue to Attaching Supporting Documentatio n if you have supporting documents to attach.

Import Funding Request – Failed If the process monitor completes with a failed message in the Current Step / Results column, then one or more errors caused the import to fail.

To determine why the import failed... 1. Click the Tasks tab on the vertical menu.

Note: If multiple funding requests are submitted on the same Funding Request Spreadsheet , determine which request(s), if any, were successfully imported into WarehouseNow ® by looking at the colored circles to the left of the Task number link. Tasks with a red circle have an error or errors. Tasks with a green circle were imported successfully. 2. Click on the Task number link. • One click on the Task number link displays funding details associated to the failed task. • Click again to display the error messages associated to the failed task.

Use the information in the error messages to determine why the funding request(s) failed to import into WarehouseNow ® .

• Determine if any information was mis-keyed. Make the correction and import the file again. • Determine if data was entered into the wrong column. Make the correction on the spreadsheet and import the spreadsheet again. • Determine if a required field is blank. Complete the required field and import the file again. • Contact your assigned Relationship Specialist with the job Task number and the reason for the exception. • Your Relationship Specialist will work with an Officer to determine if an exception will be allowed. • Your Relationship Specialist will contact you with the final decision.

If the error indicates missing or incorrect required information…

If the error indicates the loan does not meet eligibility rules…

Please note the Task number when contacting your Relationship Specialist for assistance. This number will help them to locate the record in the system and allow them to better assist you during troubleshooting. Note: Before importing a corrected spreadsheet, be sure to delete any loans that successfully imported into WarehouseNow ® . Failure to do so may result in a duplicate file error during import.

Setting Field Defaults Set a default value for a field by clicking on the field name. A blue push pin icon ( ) will appear to the right of the field name when the default value is set. The next time you access that form/search, the value(s) you set will be defaulted into the push pinned field(s). Note: Each user is able to set their default values. To remove the default value, simply click on the field name again. The blue push pin icon ( ) will disappear and the field will be blank the next time you use the form/search. Note: If you import a spreadsheet, any blank fields on the spreadsheet will be populated with the push-pinned values when the spreadsheet is imported. (If the spreadsheet field has a value entered, the value on the spreadsheet will not be changed.) To avoid errors, clear any push-pinned fields prior to importing the spreadsheet. Lookup Fields Fields marked with a magnifying glass icon ( ) have specific values associated with them. Click on the magnifying glass icon to the right of the field to view and select the appropriate value. Note: Some lookup fields require additional criteria selection(s) before a results list is presented. From the value list, click on the blue hyperlink to select that value for the field. Partial values can be entered in lookup fields by using wildcards (%). For example, enter %Smith% to retrieve all records with the name Smith. This is especially helpful with attorneys, whose name may be “Law Offices of John Smith” or “John Smith, Attorney at Law”. 7. Complete the fields on the Borrower/Property Info form. • If the Product is REVERSE or REVARM , a FICO Score is not required.

• Funding Amount is a required field and is equal to the amount you are requesting to be wired to closing. • Scheduled Funding Date field is the date you want the funds sent to the Closing Agent. • Once you have completed the Payee1 ABA Number and Payee1 Account fields, the closing agent information should populate automatically and the message Bank Account Identified appears in the right column. If the fields do not populate automatically, the closing agent may not be setup in the system. Contact Client Support and request the closing agent be approved and added to WarehouseNow ® . Please allow sufficient processing time to set up the new closing agent in the system. This process can take up to 24 hours to complete. You will receive a failed submission error if a valid closing agent is not selected. "Further Credit To" wiring instructions 1. Ensure that the highlighted beneficiary ABA and account number are approved closing agents in WarehouseNow ® . 2. Input the ABA Number from bank A to the Payee1 ABA Number field. 3. Input the “ Further Credit to ” account number into the Payee1 Account field.

Manual Funding Request – Successful If a green circle appears in the right margin with the collateral ID and borrower name, then the funding request(s) was submitted successfully. Continue to Attaching Supporting Documentation if you have supporting documents to attach.

Manual Funding Request – Failed If a red circle appears with the collateral ID and borrower name and the Status field is FAIL indicating missing or incorrect required information, correct the errors using the guidelines below.

Determine the reason (based on the error message), and take steps to correct the error.

• Locate the problem and make any corrections. • Click Submit to resubmit. • Contact your assigned Relationship Specialist with the job Task number and the reason for the exception. • Your Relationship Specialist will work with an Officer to determine if an exception will be allowed. • Your Relationship Specialist will contact you with the final decision.

Attaching Supporting Documentation In certain circumstances, you may need to attach supporting documentation to your funding request. Please refer to the Warehouse Lending Program Guide for requirements. Note: Texas Capital Bank reserves the right to request additional documents upon review of the file. If additional documents are required for funding, a Texas Capital Bank Relationship Specialist will contact you via phone or email with the document request. Follow the steps below to attach the required documents. 1. Scan the documents into a single PDF 2. Click on Tasks . 3. Click on Attach Funding Package . Result: The Collateral Search tab appears with a list of collateral records. Note: For funding requests requiring supporting documents, funding packages must be attached individually to the appropriate funding request. 4. Locate the record. 5. Right click on the Collateral ID.

Result: A pop-up menu appears with a list of actions. 6. Select Attach Document File from the pop-up menu. Result: The Upload Files window appears.

Checking the Status of a Funding Request To find out if your funding has been authorized or to view the status of your funding requests, check the icons and the stage/date field for your loan. Quality Control Monthly Quality Control Review Process

Texas Capital Bank has contracted with an outside vendor to assist with its ongoing Quality Control Review Process. Each month, we will randomly select loans which were funded on your TCB warehouse facility for review. You will receive an email requesting a list of supporting documents to compile and submit to the vendor within the requested timeframe. Should you have questions about the monthly Quality Control Review Process, please email qcrequest@ texascapitalbank.com. Quarterly Quality Control Reports Clients are required to submit copies of their internal monthly or quarterly Quality Control Summary Reports to TCB within 90 days of quarter-end, complete with management’s response to any significant findings. The Internal Quality Control Reports should be sent via email to qcreports@texascapitalbank.com. Please remember to send using PGP encryption. For all Quality Control related requests, Texas Capital Bank or its vendor may request additional documentation if needed.

A release request provides all the information Texas Capital Bank needs to release the note to the investor. There are two ways to enter release information into WarehouseNow ® : • Input loan data directly onto the Release Request Spreadsheet and import that information into WarehouseNow ® . • Input release information manually into WarehouseNow ® . If your notes require a mandatory hold, the note will not ship until release information is entered into WarehouseNow ® . This request MUST be completed before the cut-off time on the day the note is scheduled to ship. Requests made after the cut-off time will not ship until the next business day. Please refer to the Warehouse Lending Program Guide for a listing of cut-off times. If your notes are set up to flow (automatically ship upon receipt) and you completed the shipping information fields (manually or on the import spreadsheet), you do not need to enter a release request unless you need to change the investor.

Manually Entering a Release Request in WarehouseNow ® This procedure is only required if you selected “Hold Note” as the investor during your initial funding request or if you need to change investors. This request MUST be completed before the cut-off time on the day the note is scheduled to ship. Requests made after the cut-off time will not ship until the next business day. Please refer to the Warehouse Lending Program Guide for a listing of cut-off times. 1. Login to WarehouseNow ® . 2. Click on Tasks . 3. Click on Enter Shipping Request . 4. Verify the Manual method is selected. 5. Under Script , click on Customer Manual_Phase 1 6. Click on the Manual Data Entry tab.

7. Complete the required fields on the Key Information form: • Customer = Your Customer ID • Collateral ID = Enter the collateral ID • Release Reason = 2 • Request Date = mm/dd/yyyy • New Investor = 3 character Investor Code • Ship to Location = 6 character Location Code

Manual Release Request – Successful If a green circle appears in the right margin with the collateral ID and borrower name, then the funding request(s) was submitted successfully.

Manual Release Request – Failed If a red circle appears with the collateral ID and borrower name and the Status field is FAIL indicating missing or incorrect required information, correct the errors and resubmit.

Creating the Release Request Import File Tips for Creating a Valid Import File • Complete all required fields or the system will return an error message during the import. A list of fields and values is provided in Appendix C . • The Release Request Spreadsheet must contain a single worksheet. Delete any extra worksheets prior to import. • Clear any unused fields. Hidden ‘0’s or extra spaces in “blank” fields can cause unexpected errors. • Verify your number fields carefully. Leading zeros are often removed by the spreadsheet due to formatting rules. To avoid this, format the cell number category as “text.”

Input your customer code into the customer_code field. Input the collateral_key entered for the funding request.

Import Release Request – Successful If the Current Step / Results column displays Completed , then the spreadsheet was imported successfully.

Import Release Request – Failed If the process monitor completes with a Task Failed message in the Current Step / Results column, then one or more errors caused the import to fail.

To determine why the import failed... 1. Click the Tasks tab on the vertical menu.

Note: If multiple funding requests are submitted on the same Release Request Spreadsheet , determine which request(s), if any, were successfully imported into WarehouseNow ® by looking at the colored circles to the left of the Task number link. Tasks with a red circle have an error or errors. Tasks with a green circle were imported successfully. 2. Click on the Task number link. • One click on Task number displays funding details associated to the failed task. • Click again to display the error messages associated to the failed task.

Use the information in the error messages to determine why the release request(s) failed to import into WarehouseNow ® . Please note the Task number when contacting your Relationship Specialist for assistance. This number will help them to locate the record in the system and allow them to better assist you during troubleshooting.

Note: Before importing a corrected spreadsheet, be sure to delete any rows that successfully imported into WarehouseNow ® .

Locating the FedEx Tracking Information You can locate the Tracking Information for your collateral by following the steps below: 1. Click on Search . 2. Click on Collateral . Result: The Collateral Search tab opens. 3. Input your customer code into the Customer field.

Result: A pop-up menu appears with a choice of two actions. • View – Displays the Shipment information. Use this option when the Update Tracking Info option is no longer enabled. • Update Tracking Info – Only available while the shipment is between the Released and Delivered stages. Selecting this option will cause the system to query FedEx and retrieve updated tracking information for the Shipment tab.

9. Select Update Tracking Info if available or View (if Update Tracking Info is disabled) from the pop-up menu. Result: The Shipment information appears to the right of the screen.

Trust Release If you request a note to be returned to you for correction, Texas Capital Bank will release the note once you print, sign and return a Trust Receipt document relating to that collateral record. There are four steps you must complete to begin this process:

• Submit a Release Request for correction. • Print the Trust Receipt form and sign it. • Upload the signed trust receipt to WarehouseNow ® . • Notify your Relationship Specialist.
