Two (2) custom chilled and hot water variable air volume air handling units (VAV AHU) control the north and south side of the building. Each variable air volume AHU has variable frequency drives (VFD) on the fan motors which supplies conditioned air through medium pressure sheet metal ductwork located above the suspended ceiling to the VAV terminal units. Single-duct VAV terminal units deliver conditioned air to the interior and perimeter spaces. The VAV terminal units distribute the supply air through low pressure sheet metal ductwork to ceiling mounted diffusers throughout the building. Diffusers can be arranged in various configurations to meet the tenant’s requirements. Each VAV AHU has an economizer cycle providing additional energy savings. The AHUs and VAV terminal units provide continuously filtered tempered air. Each VAV box has a space temperature sensor with adjustable set point. Positive building ventilation is provided by the AHUs to assure a fresh inside environment. Carbon dioxide sensors are installed to monitor levels and provide alarms for readings outside of limits. Building heating is accomplished by perimeter hot water finned tube baseboard heaters supplied from the building is gas-fired hydronic redundant heating system. The temperature of each unit is controlled by perimeter thermostats. The hot water used within the hydronic heating system is generated by efficient natural gas-fired boilers, each of which has additional capacity for reliability and economic control operation via heating water outdoor air reset. This assures an even “blanket” of heat at the exterior wall and glass.

A building “morning warm-up” cycle is accomplished via AHU hot water heating coils and optimized start programming to provide further energy savings and assure building comfort at morning occupancy. The overall heating, ventilation and air conditioning system serving the building is monitored and controlled by a direct digital computer based energy management system with graphic display. The control system automatically coordinates the function of all mechanical components to assure economical, reliable and efficient operation. The system may be monitored within the building and remotely for failures of equipment or operating criteria outside of pre-set levels. The HVAC system is designed to maintain a 72º Fahrenheit temperature (+/- 2º) with summertime relative humidity levels at 50% with a 5% +/- variance. A preventive maintenance and 24/7 service contract provides regular scheduled visits and immediate response for service.
