6.5 STORMDOORS, WINDOWS AND SCREENS

Stormdoors, windows and screens do not operate or fit properly.

Deficiency

Stormdoors, windows and screens, when installed, that do not operate or fit properly to provide the protection for which they are intended, are considered deficiencies.

Make necessary adjustments for proper fit and operation. Replace when adjustment cannot bemade.

Missing screens, rips or gouges in the screenmesh.

Exclusions

6.6 WEATHER-STRIPPING AND SEALS

Drafts around doors andwindows.

Some infiltration is usually noticeable around doors and windows, especially during high winds. No daylight shall be visible around frame when window or exterior door is closed.

In high wind areas, youmay need to have stormwindows and doors installed to eliminate drafts.

6.7 GLASS AND GLAZING

Clouding and condensation on inside surfaces of insulated glass.

Deficiency

Insulated glass that clouds up, or has condensation on the inside surfaces of the glass, is a deficiency.

Replace glass in accordance with window and glass manufacturer’s requirements.

Glass breakage.

Exclusions

Glass surfaces are scratched.

Glass surfaces should not have scratches visible from10 feet under normal conditions.

Repair or replace any scratched surfaces.

Scratches in glass must be reported prior to occupancy. Builder/Seller is not responsible for scratches in glass reported after occupancy.

7.1 LATHAND PLASTER

Cracks in plaster wall and ceiling surfaces.

Deficiency

Construction Performance Guidelines

Hairline cracks are not unusual. Cracks in plaster wall and ceiling surfaces exceeding 1/16 inch in width are deficiencies.

Repair cracks that are greater than 1/16 inch in width, and touch up paint tomatch as closely as possible, one time only. Such conditions should be reported near the end of the first year of limited warranty coverage to allow for normal settlement in home.
