A L F A T E C H + D E S C O Team Structure and Capabilities AlfaTech with partner company Desco will jointly bring Netflix the strongest representation of engineering expertise that is needed to accomplish the building assessments/surveys that are so critical to keeping Netflix’s operations 24/7 across all locations in EMEA. AlfaTech has been providing innovative services for over 30 years, and is well versed in assessments and all levels of engineering for corporate facilities. AlfaTech is currently working with the Netflix team in Los Gatos, California on assessment/survey projects for all buildings on the campus, and has just embarked on a new garage project as well. Desco, home-based in the UK, shares a similar culture to AlfaTech, having developed and excellent reputation for delivering client focused and quality engineering services. For over two decades, Desco has been providing leading mechanical and electrical design services, and today has offices in the UK, Middle East and the Far East, detailed in the following Desco section. It is from these locations that the Desco team in alignment with AlfaTech, is able to provide services for mutual clients in these regions. This enables us to provide the most appropriate services, within needed timeframes and budgets, for our clients wherever our support is needed.

The project consists of evaluation of existing MEP systems and providing major interior, mechanical, plumbing and electrical upgrades for more efficient operations. 23ANDME, Sunnyvale, CA Principal and PM on this 3-story office TI project spanning 144,766 SF and including 7,000 SF of commercial kitchen/café facilities. The project consists of evaluation of existing MEP systems and providing major interior, mechanical, plumbing and electrical upgrades from a warm-shell condition. IRVINE COMPANY, Milpitas, CA Principal and PM on this office TI projects, total 3 separate building TI, totaling 100,000 SF with 20,000 SF of MEP area and 30,000 SF of limited MEP modifications. The project consists of evaluation of existing MEP systems and providing major interior, mechanical, plumbing and electrical upgrades for more efficient operations. The project consists of open and closed offices, conference room, huddle rooms, break rooms, lobby/receptionist area, IT closet, Server rooms, electrical room and back of house areas. CONFIDENTIAL TECH CLIENT, Sunnyvale, CA Principal and PM on this project which consists of designing a prototype power distribution system to support Net Ops standard IDF, MDF and Site Core rooms and equipment. The first prototype was based on an existing facility of 289,000 SF over eight floors. The project scope included providing a more efficient and effective power distribution system at 415/240volt revising the existing electrical distribution system to support all future Net Ops equipment. The team is currently working on multiple additional projects that are installing the new system design. JAZZ PHARMACEUTICALS, Palo Alto, CA Principal and PM on this entire-building office TI project totaling 104,000 SF, located on Stanford University property. The project consists of review and evaluation of existing core and shell MEP systems and providing major interior, mechanical, electrical and plumbing upgrades from a core and shell condition. MCCARTHY CREEKSIDE, Milpitas, CA Principal and PM on this project consisting of 2 new developments, total of (8) buildings over 650,000SF at McCarthy Ranch and Sprig Center with new PG&E services to be provided at each new core and shell building. The McCarthy project includes six buildings and the Sprig Center includes a total of five buildings. Total 800,000SF of space.

Operations Director of Desco, Kevin is a very experienced Chartered Engineer with particular expertise in electrical building services. Kevin started in the industry by serving a trade apprenticeship in electrical contracting, then moved into design having gained a BEng (Hons) degree in mechanical and electrical engineering. He was a design manager for a large national engineering contractor before joining Desco in early 2000. Kevin moved quickly through the ranks to the position of Associate Director leading a design group working on a wide range of projects in a number of sectors before being promoted to Director in January 2007. Kevin was initially responsible for one of the UK design teams in the head office and the technical delivery of projects within the UK. In 2011 he took on the role of Qatar Country Director, based in Doha, responsible for project delivery of work secured in the Middle East. In 2016 he moved back to the UK to become the Operations Director with responsibility for all operational matters and management of resource in the practice.

Director of Desco, Neil is a very experienced engineer who takes responsibility for the technical delivery of projects and management of one of the practice’s design teams in the Sunderland office. Neil has the benefit of having worked in both a contracting and a consulting environment and so has a very pragmatic approach to design. He retains hands on involvement on his projects from project inception to completion. He brings a wealth of experience including performing detailed infrastructure studies, negotiating with utility service providers to determine appropriate and cost-effective site servicing strategies, surveys and feasibility reports through to detailed design. A team player, approachable and responsive, Neil is comfortable and experienced in liaising with stakeholders at all levels - clients, local authorities and other public bodies, end user clients and design and construction team colleagues. He enjoys broad-ranging experience across a variety of sectors and is respected amongst his colleagues and clients for his technical knowledge and open and honest approach.

Craig is a principal electrical engineer, based in our head office at Sunderland. He joined the Desco team having spent twelve years with a global engineering supplier where he developed a wealth of knowledge and practical experience. He enjoys a broad ranging project portfolio including healthcare, universities, colleges and schools, police headquarters, industrial, retail and residential schemes. Craig is a competent engineer who takes great interest in his continued professional development. Since progressing into a senior engineering role, he has taken a lead role in the delivery of a number of the practice’s projects. Craig’s experience in the detailed design of services, and his practical background, means he brings his firm understanding of ensuring initial concept designs are functional and efficient to each project he approaches

Mark joined our growing Leeds design team in early 2017 and takes responsibility for the electrical team. Mark is a Chartered Engineer and a member of the Institute of Engineering and Technology. Mark has a very practical approach to engineering and project management having served a trade apprenticeship as an electrician. He spent several years as project engineer and manager within the glass production industry before moving into engineering consultancy. Mark brings to the team a wealth of experience in electrical design for public sector clients particularly in schools, community healthcare and hospitals. Mark also has wide-ranging experience in infrastructure, energy audits, data centre and manufacturing and production facility design.

Neil joined the Desco team in 2013 having graduated with a BEng degree with honours in building services engineering from Northumbria University. Neil was recently promoted to Senior Mechanical Engineer. During his time as a student Neil had the benefit of a six month placement with a regional contracting practice where he gained valuable practical experience in building services engineering including services design for hospitals, further education as well as a major mixed use town centre development comprising retail, residential and public realm. Since joining Desco his project portfolio has grown to include further education colleges schemes, custodial premises, leisure developments and healthcare facilities. Neil has undertaken a key role in the delivery of a number of refurbishment projects across the Durham University estate and most recently the delivery of the new Rutherford Estates Proton Therapy Centres, across the UK.

Paul recently joined Desco bringing with him a First-Class Honours MEng degree in Building Services. Paul recently became a member of CIBSE, with a Chartered Engineer status. As a Senior Engineer, Paul takes responsibility for the full design works of projects and also attends regular design team meetings. Paul is currently working on some of Desco’s key projects including three new schools in Yorkshire for the Education and Skills Funding Agency, Science Central for Newcastle University, National Horizons Centre for Teesside University and the redevelopment of Newcastle Civic Centre.

CASE STUDY:

UBER MB 1 & 2 MISSION BAY HEADQUARTERS

San Francisco, CA

AlfaTech is currently involved in this Uber’s new San Francisco presence which is a new 420,000 square-foot, ground up office building in the Mission Bay area in San Francisco. Our scope of work includes mechanical, electrical, plumbing, technology, security, and sustainability services. AlfaTech assisted the architectural design team with optimizing performance by assessing various utility, façade and wind studies. The project is designed as an innovative, ultra- high performance building that includes a façade that responds to programmatic needs, an under floor air distribution system, a “winter garden” which acts as the main social space incorporating natural ventilation, and a proposed geothermal system to substantially reduce cooling equipment needs. AlfaTech has been providing MEP Engineering and Technology services for this client in the US and Globally for ten sites, including the new corporate headquarters in San Francisco. This is a state of the art new campus with over 420k SF of offices, a full kitchen and cafeteria. The project will include evaluation of all available sustainability features. Sustainability goals: • Significant reduction of building energy cooling needs by the use of geothermal exchange systems • Aggressive rainwater capture and retention • Natural ventilation for main atrium social areas, creating a pleasant, open experience for employees and visitors • Maximize use of day lighting to optimize workspace quality

LENNAR CANDLESTI CK POINT & HUNTER’S POINT MASTER PLAN San Francisco, CA

The Candlestick Point and Hunter Point Shipyard is a 702-acre development that has the potential to bring most dynamic companies into the area and develop whole communities. This area will house R&D facilities, commercial spaces, multi- use buildings and retail spaces. Parks, trails, and open spaces will be additional features that will attract and enhance the community. The new development will add over 10,000 new residential units in the form of condominiums and low-, mid- and high-rise buildings. There will be over a million square feet of commercial space made available, over three million square feet for Research and Development, as well as over 300,000 square feet of property devoted to community activities. AlfaTech views this holistic approach to community development as an opportunity for Lennar Urban to be at the vanguard of urban design by creating a community infrastructure focused on environmental sustainability, technology, and self- sustaining. This means taking advantage of existing technologies to generate energy with the lowest environmental impact. We conducted a series of sustainable mechanical studies in a master plan scale to help the owners understand the options available to explore the feasibility of Net Zero energy for the new development. DELTA PRODUCTS HEADQUARTERS Fremont, CA

Delta Products desired a new headquarters highlighting sustainability and energy efficiency with primary goals to showcase Delta Products’ innovation in a state of the art building blending the natural surroundings with sustainable building design. The Delta Americas Headquarters is a three-story 250,000 SF campus consisting of private offices, administrative, open workspace, conference/auditorium facilities, kitchen/dining areas, labs, office and warehouse. AlfaTech provided sustainable mechanical electrical plumbing engineering design services for this project focusing on the client’s desire to maximize natural ventilation and daylighting reduce water and energy consumption with a geothermal central plant and utilize radiant systems for primary space conditioning. AlfaTech conducted extensive CFD modeling to assist with sizing and locating windows around the building and their integration into a thermal tower ventilation strategy. The project also encompasses a photovoltaic system to balance energy consumption and achieve Net Zero Energy.
