Project Name: Schilling Green II Project Location: 225 Schilling Circle, Hunt Valley, MD Summary: In a keeping with Merritt’s long-standing commitment to environmentally responsible construction, the Schilling Green II project transformed a previously developed site and outdated warehouse into a showcase for sustainable commercial real estate. Seeking to build on the momentum established by Merritt’s award-winning renovation of Schilling Green I, Merritt razed an 85,000 SF warehouse located across the street and constructed Schilling Green II, a four-story, 126,000 SF, Class A green office building. With the goal of achieving LEED® Platinum, Merritt focused on resource conservation, indoor air quality and energy efficiency. The project also posed a design challenge in tying it in to the adjacent architecture of Schilling Green I and the single-story flex buildings also located within the park, continuing the architectural thread and establishing a cohesive campus design. Despite the current economic climate, Schilling Green II has been a financial success for Merritt, spearheaded by EA Engineering, Science and Technology (EA) who signed on as the building’s first tenant, leasing 50% of the building for the next twelve years. The building has not only met its proforma but has also achieved top-of-the-market rents in a market that is currently averaging 12% vacancy for office buildings according to CoStar.
