Project Name: Merritt I-66 Business Park Project Location: 7425 Merritt Park Drive, Manassas, VA Summary: Merritt I-66 Business Park is located 32 miles west of Washington, D.C. in PrinceWilliam County. Merritt Properties acquired the 46-acre complex in 2015. Once developed, I-66 Business Park will total 596,900 square feet among six properties. Merritt Construction Services is currently building a 97,200-square-foot and a 137,350-square-foot warehouse, with 24-foot and 32-foot clear heights, respectively. Both properties feature 50 to 60-foot truck courts, dock and drive-in loading, and free surface parking. Delivery is expected to occur in December 2019. Construction on the first three buildings at the park completed in January 2019. This project was designed to fill a void in the market, target bigger bulk storage users, provide flexibility for future customers, and offer extra storage for tenants requiring a smaller footprint. The award-winning Building 6 site contained a large area of dense rock and the adjacent property’s elevation was 30’ higher. Merritt’s team used 8-10 drills over a three- month period to work through the rock. 540,000 pounds of explosives were used to blast and crush the rock, and three rock-crushing machines were mobilized and set up to generate rock of various sizes. The crushed rock turned into 285,310 cubic yards of useable stone. Of that, 62,920 cubic yards were used to level and raise the site by 12 inches, which saved the company $1.2 million in haul-off and haul-in costs. The remaining 222,390 cubic yards were used to construct access roads, paving areas, a retaining wall and utility trenches. Due to the location and height of the adjacent property, a retaining wall was required. This retaining wall required 4,960 tons of rock. The team also installed 50’ bays to attract large users who needed convenient dock and drive-in capabilities. As a result, the site can accommodate parking for up to 30 trucks. Semi-reflective and smooth surfaces were designed throughout to provide a state-of-the-art, clean and industrial aesthetic. Finishes include brushed aluminum/ metal trim, 7’ high interior glass partitions, exposed natural polished concrete/stone flooring, and engineered wood flooring. A neutral, warm gray mono-chromatic color palette complements the minimalist design.
