Project Name: Beltway Business Park Project Location: 1705 Twin Springs Road, Baltimore, MD Summary: In 2017, Deli Brands of America (DBA), the processing subsidiary of Saval Foods Corporation, was in the market for a new slicing and logistics facility in the Baltimore region to support the operation that produces deli meats and family recipe entrées. Merritt was selected to build-out their new 22,000 SF location at 1705 Twin Springs Road in southern Baltimore County. DBAwanted their third facility in Maryland to include warehouse space for processing, packaging, shipping and storage, in addition to office space and the opportunity to expand product offerings and increase their workforce. As the lead tenant within a new 42,000-square-foot, single- story building, DBA customized their space so 19,978 SF supported processing and warehouse requirements. This included a 1,555 SF packaging room, a 2,875 SF slicing room, 2,460 SF of refrigerated loading dock space and 3,667 SF of refrigerated storage space. This refrigerated area has two freezers—a small 988-square-foot freezer and a larger 4,244-square-foot freezer. The large, 4,244-square- foot freezer required an underslab heating system, which Merritt had to install by cutting through the preexisting slab. The remaining 2,022 SF was dedicated to a front office, restrooms and locker rooms, a break room, two private offices and a conference room. Merritt accommodated DBA’s need for additional storage by adjusting the overall ceiling height from an initial 18’ clear design to a 24’ clear. A special epoxy floor coating and floor-trench drains were installed in the slicing and packaging rooms to allow for easy cleaning. High-speed shutter doors were used throughout the build-out for sanitation purposes and to keep temperatures within each area stable. In addition, specialized cooling units were installed on the roof to accommodate the refrigeration and freezer spaces. As the project was nearing completion, DBA signed on for an additional 3,000 SF in a neighboring bay, so Merritt worked quickly to connect the adjacent shell space and install a dock leveler, ceiling fans, lighting and necessary electric and heating equipment. Merritt’s food-processing experience and communication allowed DBA to pass all inspections and open their facility in July of 2018.
