How long has Destination Vacation been in business? Destination Vacation was founded in 2005. Owners and teammembers have been managing rental properties on Hilton Head Island since 1987. What other markets are served by Destination Vacation? None. Locally owned, Destination Vacation only serves the Hilton Head Island market. Why is it important that my rental company is locally owned? The rental business is localized and personal. Potential guests prefer to speak with someone who is familiar with the Island and familiar with the homes they are considering. Destination Vacation teammembers live, work and play on Hilton Head, so we know the area extremely well. In addition, we inspect the properties ourselves, so we know the Every successful company has a niche. Our focus fromDay 1 has been luxury, ocean-oriented homes and villas in Sea Pines, Palmetto Dunes and Forest Beach. Most rental companies were built from the ground up and had to accept every property they could possibly get. By being selective and knowing our market, we have turned down almost as many homes as we have brought onboard. Owner Services How often will Destination Vacation inspect my home?

Destination Vacation teammembers inspect homes following every departing guest, prior to every arriving guest and every two weeks of vacancy in the off-season. Inspections during peak seasons help maintain the high standards expected by our guests, and regular inspections in the off-season are important to ensure a safe and secure home during periods of vacancy. How does Destination Vacation manage maintenance problems? Destination Vacation won’t nickel and dime you. Owners receive the actual invoices for maintenance services, and in the event of a minor incident (dead lightbulbs, batteries, etc.), we send a teammember to make the necessary repair at no cost to you. For significant issues, we contact owners for approval and rely on our relationships with local handymen and licensed vendors for immediate service. We understand the importance of using reputable vendors, so we put a lot of trust and value in the 20+ year relationships we have with these professionals. What about guest emergencies in the middle of the night? Emergencies happen and require immediate action, which is why Destination Vacation promotes a 24 hour/7 days a week “After Hours” phone number to guests. At any point throughout the night, a Destination Vacation teammember is on call and available for service with the emergency phone. How are rates determined for my home? Destination Vacation conducts a thorough comparative market analysis when determining the rates for a home. We study homes similar in size, condition, amenities and location and determine your appropriate Summer rate, then adjust accordingly for Fall, Winter and Spring seasons. We then monitor the bookings in relation to similar homes, and if we realize the price is too low or too high for the market, we will consult you with revised recommendations. Can I book my own rentals or use the home myself? Yes, owners can call our office, email or login to the owner’s section of our web site to book personal dates for themselves and family members. Owners can also book guests in their homes or refer guests to us. Our commission is reduced on owner rentals and waived entirely on personal dates for owners and family members. When will I receive rental income? A detailed income statement will be provided by the 2nd day of each month via mail, email and available online. The statement includes all transactions through the last day of the previous month, and income can be direct deposited into your account. Rental deposits are held in an escrow account until dispersed. Can owners view rental activity online? Yes. We offer a homeowner web site that provides access to income statements, confirmed reservations and work order information. What percentage of owners renew year after year with Destination Vacation? Destination Vacation is proud to have a retention rate of over 99% per year with owners who keep their properties on the rental market.

About our Guests Does Destination Vacation qualify a guest who wants to rent my house? Yes. Our booking policy requires a 40% deposit at the time of booking, which protects us and our homeowners in two ways: 1) A sizeable deposit weeds out most guests who are not qualified to rent our homes, and 2) Your home is not taken off the market for an extended period of time without monetary backing to the reservation. Our booking policy separates us frommany of our competitors who allow guests to hold reservations for extended periods of time without a deposit. Allowing guests that much leverage does not protect the best interests of a homeowner, nor does it maximize the potential revenue of a home. Does Destination Vacation limit the number of guests allowed in my home? Yes. All of our properties are marketed with a maximum capacity, and our homes are limited to beds, linens and towels for this capacity. Due to the price point of our homes, we rarely have issues with guests abusing this policy. Furthermore, our guest agreement states that we can evict guests who violate the maximum sleep number for the property. Does Destination Vacation have an age restriction for guests? Yes. Our minimum age requirement for guest reservations is 25 years old. What prevents guests from hiding damages to my property? Destination Vacation provides a damage protection policy to all guests. Guests who report accidents at the time they occur will be relieved of the expense to repair or replace the damaged item. By encouraging guests to report accidents at our expense, we have found that they are more likely to report damages. If damage is not reported or is the result of negligence, we will hold the guest accountable and refer to credit cards on file, if necessary. Are pets allowed? Our pet policy is determined by each owner of each property, and in most cases, owners do not allow guests to bring pets. However, we have a short list of homes whose owners allow pets in the off-season, and in these cases we collect deposits from the guests. Can I designate my property as non-smoking? While estimating the number of rental weeks seems logical, we caution owners that it can be a misleading benchmark for projecting rentals. Instead, we base rental projections on Gross Annual Revenue, which more accurately takes into account High and Low Season rentals. Our teammembers maintain close personal relationships with our homeowners, who entrust us with the flexibility to maximize potential revenue based on market conditions. Do I need to set up a landline for my property? Yes. Destination Vacation requires residential telephone service for each property. Most of our homes offer free local and domestic long distance phone service to guests. Do I need wireless internet service in my property? Yes. All guests have become accustomed to having internet access in rental homes, and it would be a competitive disadvantage for an owner not to offer it. What percentage of guests return to homes offered by Destination Vacation? Guests have many vacation rental options, and with the internet, searching for the best vacation home for a guest’s needs is an easy process. We are proud that more than 60% of our business is with repeat guests. Yes. All of our properties have been designated non-smoking. How many rental weeks are typical for my home?

The Forest Beach area spans the oceanfront from Shipyard Plantation to Sea Pines Resort. It is one of the original beach communities on Hilton Head Island. Homeowner Exclusive Rental Management Agreement

1. Appointment of Agent The Owner of the property known as

(hereinafter referred to as the “Premises”) hereby appoints and employs the Agent as the Owner’s sole and exclusive rental agent, for the period beginning on the day of , 201 , and will remain in force for one year. This contract will automatically renew itself unless written notice is received at least 90 days or more prior to the anniversary of this agreement. 2. Duties of Agent To use due diligence in the management of the Premises during the term of this agreement. To furnish services of its organization for the renting of the Premises. To provide Owner with all communication regarding the physical condition of the Premises. 3. Reservations All rental reservations, including those of the Owner, or Owner’s referrals, will be coordinated through the Agent’s office. In the event that a rental occupant (hereinafter referred to as a “Guest”) is secured for the Premises, the Owner will honor all confirmed reservations, and shall not require the removal of the Guest. Reservations may be accepted up to 12 months in advance. The reservations will be binding on the Owner and the Agent at the rates quoted at the time the reservations are made. 4. Maintenance/Repairs Agent has the authority to act on behalf of the Owner, at the Owner’s expense, to make or cause to be made, repairs and maintenance as necessary for the comfort of Guests. Agent agrees to secure prior approval from Owner for all expenditures in excess of $300.00 for any one item purchased or repaired, with the exception of an “emergency repair”. “Emergency repairs” are those that in the opinion of the Agent are necessary to protect the Premises from further damage or to maintain the occupancy of the rental Guest. 5. Housekeeping Housekeeping expenses will be the responsibility of the Owner. Agent will coordinate and schedule all housekeeping services. Agent will schedule pre-arrival cleaning when Premises has been unoccupied for more than 10 days, schedule annual cleans, and the cleaning of carpet, upholstery and windows. Any housekeeping services that are requested by the Guest, in excess of one cleaning per week, will be at the expense of the Guest. 6. Monthly Statements Agent will provide monthly statements of receipts, expenses and charges by the 5th business day of each month for the preceding month, and will remit to Owner the rental monies received less charges incurred in accordance with the terms contained herein. In the event the disbursements and charges exceed the rentals collected, Owner hereby agrees to pay such excess immediately upon request by Agent. Agent is not required to make any payment on behalf of the Owner that exceeds rental income available for use. 7. Rental Rates The Agent will operate on a ‘best efforts’ basis to secure the highest rental rate possible which may or may not deviate from the advertised rates. Owner agrees that the Agent, at its discretion, may offer Guests a rebate in the event of a disruption of stay as a result of deficiencies related to the Premises. 8. Sale of Premises Owner will notify Agent if the property is listed for sale. Owner must notify Agent in writing immediately after entering into a Contract of Sale of Premises. The Contract shall contain a provision that the Buyer of the Premises will honor all confirmed reservations made by the Agent on the day that written notice of Contract of Sale is given, or Owner is obligated to reimburse Agent, at or before closing, for all costs incurred by Agent, including but not limited to, any rate increases that result from relocating reservations to the closest available and comparable property, plus Agent’s full commission on these reservations. In this event, the buyer’s attorney is authorized to make distribution directly to Agent, at closing, based upon the amount which is due to the Agent. Prorating of any prepaid fees or expenses will be the responsibility of the Owner to be handled by Owner and Buyers’ attorneys. 9. Fees and Commissions Agent’s fee for services is set at a flat commission rate of __ % of the gross rental income of the Premises.

10. General Condition of Premises Owner agrees to maintain the Premises in good condition, to meet the standards established by the Agent in order to market the Premises effectively. Guests dissatisfied with the condition of the Premises may be relocated at the discretion of the Agent. Owner will bear the expense of any rebates or refunds given to Guests due to a poor or defective condition of Premises, and Agent will receive commission based on the full rental rate. Agent reserves the right to terminate this agreement at any time if the condition of Premises is not maintained to the standards set forth by the Agent. *Agent will hire and coordinate sub-contractors required for the operation and maintenance of the Premises (excluding monthly pool/lawn maintenance and pest control services). Sub-contractors shall be deemed sub- contractors of the Owner and not of the Agent, and Agent shall not be responsible for their acts, defaults, or negligence. 11. Owner/Owner Guest Rentals Owners and their immediate family members may use the Premises without fees or commissions, as long as a rental reservation has not been secured for that particular time period. Owner must make Premises available for Agent to secure rental reservations for no less than eight weeks during the months of June, July and August. When an Owner secures paying rentals, Agent shall collect and disburse payment. Agent shall receive 15% of the charged rental rate of any Guest obtained by Owner. Agent will submit and report all taxes due to the State of South Carolina and the Town of Hilton Head as required by law. Owner will not promote the Premises for a price lower than that advertised by Agent. If the Owner offers Premises at a lower rate than Agent, the Agent may terminate this agreement and collect management fees on all confirmed reservations that are relocated or cancelled. 12. Insurance Owner agrees to obtain and carry at all time while this Agreement is in effect, public liability insurance in the minimum amount of Five Hundred Thousand Dollars ($500,000.00) per occurrence and to provide Agent with proof of such insurance. 13. Termination of Agreement Either party may terminate this Agreement upon ninety (90) days written notice. Upon termination, the Owner will honor all confirmed rental reservations that exist on or before the day written notice is given to the other party. All such confirmed reservations will survive the termination of the agreement, and be subject to the management and service polices of Destination Vacation, even if the Owner has entered a new contract with a different rental company or has taken the Premises off the rental market. Upon such termination, if Owner does not honor existing confirmed reservations, Owner shall be obligated to reimburse Agent upon demand for all costs incurred by Agent, including but not limited to advertising and other expenses and costs incurred by the Agent to relocate confirmed reservations to the closest available or comparable property as determined by Agent, plus Agent’s full commission on all such reservations. 14. Liability Owner agrees, at their own cost and expense at all times during the term of this Agreement, to defend and save the Agent and its employees, free, harmless and indemnified from all injury, loss, claims or damage (including reasonable attorneys’ fees and expenses) to any person or property arising from, related to, or in connection with the use and occupancy of the Premises. Provided, however, that nothing contained in this paragraph shall be construed to indemnify the Agent or its employees from and against their grossly negligent acts or omissions. (a) Owner shall store his or her property in the Premises at his or her own risk. Barring gross negligence or willful misconduct by the Agent, it assumes no liability for loss or damage to the Premises or the contents located therein. (b)The Agent and it employees shall not be liable for any loss or damage to the Premises or to equipment or furnishings or appurtenances thereto resulting from any accident or occurrence in or upon the Premises or the building of which they are a part, including, but not limited to, claims for damage resulting from negligent or willful action or omission of guests or their invitees, provided Agent has used reasonable efforts to recover resultant damages from the guest; or injury done or occasioned by wind, rain, flood or other element; or theft, vandalism or fires. 15. Damage Protection Plan The Agent requires mandatory participation in the Damage Protection Plan for all rental Guests. The Damage Protection Plan will cover up to $2500 for reported accidental damage to contents of property. Damage must be reported during the guest stay to be covered. The protection plan does not cover malicious or intentional damage. Guests will be responsible for any expense in excess of $2500. The plan does not cover normal wear and tear or routine maintenance and unexpected malfunction of equipment and appliances that are not a direct result of accidental damage. Non-paying friends and family of owners cannot participate in the plan during their stays. Addendum A – Fee Schedule Sea Pines, Palmetto Dunes and Forest Beach Properties

Housekeeping: Destination Vacation provides a customized quote for each rental property based on the Owner’s special requests as well as the home’s amenities and appointments. We make every effort to match the best cleaning company at the most competitive rates. Maintenance : There are NO monthly maintenance fees that are billed to our owners. The Destination Vacation Team troubleshoots maintenance calls to avoid unnecessary maintenance expenses. We do not have any mark ups on maintenance bills. We hire the most reputable vendors on the Island to provide specialized service. We also work closely with you and keep you informed along the way of any major issues that may occur at your home. (Palmetto Dunes properties, only) Palmetto Dunes charges an annual “Transportation Fee” of $125 for the Dunes Buggy. We collect $125 from Palmetto Dunes owners to cover this cost.
