MARKET STATUS

With the continued migration of Life Science companies into the Greater Boston Area, developers are moving quickly to build and/or reposition traditional flex, R&D, and manufacturing properties to Class A Lab facilities. While these conversions allow for the growth of heavy lab users, it creates a gap for less intensive but highly specialized manufacturing and R&D tenants. In the suburban markets, there are still pockets of availabilities along 128 from Needham to Waltham & Burlington to Danvers. For more urban focused groups, areas like Watertown, Somerville, and the Seaport/South Boston areas continue to see traction.

BEWARE

Tenants in search of space must be ready to move quickly but cautiously. Properties may at first appear to be a fit, but things such as ceiling height, power, and zoning can cause issues that are not immediately understood.
