MARKET STATUS

With the continued migration of Life Science companies into the Greater Boston Area, developers are moving quickly to build and/or reposition traditional flex, R&D, and manufacturing properties to Class A Lab facilities. While these conversions allow for the growth of heavy lab users, it creates a gap for less intensive but highly specialized manufacturing and R&D tenants. In the suburban markets, there are still pockets of availabilities along 128 from Needham to Waltham & Burlington to Danvers. For more urban focused groups, areas like Watertown, Somerville, and the Seaport/South Boston areas continue to see traction.

BEWARE

Tenants in search of space must be ready to move quickly but cautiously. Properties may at first appear to be a fit, but things such as ceiling height, power, and zoning can cause issues that are not immediately understood. The following are some potential properties that have infrastructure, loading, and ceiling height that make them viable opportunities:
