Sudbury MLS® home sales increase for fifth consecutive month

June 2024 - The number of homes sold through the MLS® System of the Sudbury Real Estate Board totaled 293 units in May 2024. This was a jump of 38.9% from May 2023. The MLS® Home Price Index (HPI) tracks price trends far more accurately than is possible using average or median price measures. The overall MLS® HPI composite/single-family benchmark price was $478,300 in May 2024, a gain of 6.4% compared to May 2023. The average price of homes sold in May 2024 was $496,557, down only 0.3% from May 2023. There were 481 new residential listings in May 2024. Active residential listings numbered 613 units on the market at the end of May. Months of inventory numbered 2.1 at the end of May 2024. The number of months of inventory is the number of months it would take to sell current inventories at the current rate of sales activity.
