Il mercato immobiliare del lusso: la sfida della comprensione e il valore dell’opportunità Nel sentimento comune il Luxury Real Estate è un ambiente ovattato, affascinante e, a tratti, ricco non solo in denaro, ma anche in miti. L’assioma immobile costoso = immobile di lusso è la falsa partenza più comune che deriva da una scarsa comprensione delle dinamiche che caratterizzano questo mercato. Anche l’approccio dei consulenti deve rispondere ad attese ben definite. Alla base di tutto ci sono i bisogni di persone facoltose che hanno abitudini, culture e modalità di approccio relazionale differenti, sia nel caso che vogliano acquistare l’attico nel cuore di Roma che vendere il castello di famiglia nel Chianti. Per esempio, se nei mercati anglosassoni il Personal Brand del consulente è un aspetto valoriale significativo, in Russia, dove l’industria del mercato residenziale è ancora giovane e poco sofisticata, è un concetto ancora da maturare. Ne consegue che il magnate che vorrà acquistare un immobile a Park Avenue, farà una selezione tra le società immobiliari più importanti, col rischio di trascurare il broker rockstar. Secondo il Global Luxury Real Estate Report 2017 , sul pianeta sono presenti 1,6 milioni di famiglie (di cui 315 mila solo in Europa) con un patrimonio netto di 10 milioni di dollari, patrimonio che è cresciuto dell’11% dal 2015 e del 91% (avete letto bene) dal 2010. È quindi evidente che vi sono una quantità tale di preferenze, consuetudini e bisogni, che pongono il consulente immobiliare nella posizione di comprendere al meglio questo mercato per lavorare in modo consapevole e con profitto. Per chi si occupa di immobiliare, il segmento del lusso o per dirla in modo più contemporaneo luxury , rappresenta un mercato ambizioso nel quale entrare con entusiasmo.

Qual è un valore imprescindibile che accomuna le fortunate persone che decidono di acquistare o vendere un immobile di lusso? In Europa, nell’ 86% dei casi il concetto di Privacy è estremamente importante. La richiesta di riservatezza sulle trattative in corso, sulla diffusione limitata dell’informazione, ha facilitato il lavoro di quegli agenti immobiliari abituati a lavorare in reti professionali organizzate. La circolazione delle informazioni avviene ad un livello riservato all’ambito professionale dove la promozione è di tipo relazionale o su riviste patinate che sono veicolate verso nicchie di interesse specifico. In altre parole, off market, fuori dalla piazza tradizionale. Questa tendenza è sempre più marcata e deve favorire soluzioni intelligenti e strutturate, anche tecnologicamente. Rappresentare il raggiungimento di uno status è di frequente la principalemotivazione all’acquisto. Ci si premia per un traguardo personale o professionale, l’acquisto diventa simbolo del duro lavoro svolto. Nell’immobile vengono ricercate caratteristiche e elementi tecnologici all’avanguardia che possano garantire sicurezza, benessere, la migliore qualità di vita possibile. Si ricercano esclusività e distinzione. Dare risposte precise a questi bisogni, tenendo conto delle motivazioni e delle consuetudini relazionali dei clienti del lusso, orienterà il consulente immobiliare verso modalità di lavoro e formazione specifiche. Giocherà con equilibrio la partita tra personal brand e corporate brand , farà della privacy la sua bandiera. Soprattutto, saprà valutare con realismo se un immobile è adatto a rientrare nella categoria luxury o se si tratta semplicemente di un immobile costoso, ma privo di quegli elementi distintivi tanto apprezzati dai luxury buyers. La comprensione di questo delicato contesto rivelerà all’agente immobiliare il valore dell’opportunità, aiutandolo a posizionarsi e farsi apprezzare dalle persone che muovono, col loro successo, il mercato immobiliare del lusso.

The luxury property market: the challenge of understanding and the value of opportunity For people who work in the property market, the luxury segment is an ambitious market into which to venture with enthusiasm. We understand the Luxury Real Estate environment as something cosy, fascinating and, sometimes, full, not only of money but also of myths. The axiom expensive property = luxury property is the most common false start which derives from a poor understanding of the trends which characterise this market. The consultants’ approach must also respond to well-defined expectations. At the base of everything are the needs of the wealthy who have different habits, cultures and methods of relational approach, whether they are buying a loft in the heart of Rome or selling the family castle in the Chianti region in Tuscany. For example, if in the English-speaking markets the consultant’s Personal Brand is a significant aspect of value, in Russia, where the residential market industry is still young and not very sophisticated, it is a concept that still has to mature. It makes sense that a magnate who wants to buy a property in Park Avenue will choose one of the most important property companies, with the risk of overlooking the rockstar broker. In Russia there is no Hall of Fame of property consultants! According to the Global Luxury Real Estate Report 2017 , on the planet there are 1.6 million households (of which 315 thousand are in Europe alone) with net assets of 10 million dollars, assets that have grown 11% since 2015 and 91% (you’ve read correctly) since 2010. It is therefore evident that there is such a quantity of preferences, habits and needs, that put the property consultant in the position of needing to understand this market better in order to work in an informed way and still turn a profit.

What is an essential value that these fortunate people who decide to buy or sell a luxury property have in common? In Europe, in 86% of cases the concept of Privacy is extremely important. The requirement of confidentiality on negotiations in progress, on the limited diffusion of information, has facilitated the work of estate agents who are used to working in organised professional networks. Information circulates at a level reserved for the professional context where promotion is of a relational kind or in glossy magazines which are directed towards niches of specific interest. In other words, off-market, outside the traditional marketplace. This trend is increasingly marked and must encourage solutions which are intelligent and structured, also technologically. Why buy a luxury property and what are the expectations from its use? Representing the achievement of a status is frequently the main reason for buying. We reward ourselves for achieving a personal or professional milestone; buying becomes a symbol for our hard work. In the property we look for leading-edge features and technological elements that can guarantee security, wellbeing, the best possible quality of life. We look for exclusiveness and distinction. Giving precise answers to these needs, taking into account the motivations and relational habits of luxury clients, will orient the property consultant towards specific work and training methods. He or she will look for a balance between personal brand and corporate brand , making privacy his or her banner. Above all, he or she will assess with realism whether a property is suitable to be included in the luxury category or whether it is simply an expensive property, but without the distinctive elements that are so appreciated by luxury buyers . Understanding this delicate context will reveal to the estate agent the value of the opportunity, helping him or her to find a position and earn the appreciation of people who move with their success into the luxury property market.
