D. Building Development Standards – MINIMUM REQUIRED: The following must meet with these requirements and be clearly indicated on the plans submitted for approval:

Living Area

Single-Story

2,500 sq. feet.

Two-Story

Not less than 2,500 ft on first floor.

First Floor Slab Elevation

Must be 22 feet above “MSL” (mean sea level) and 23 feet above MSL on peripheral lots fronting on Fiddlesticks Blvd. and on lots 336- 355 of Glennfinnan Circle.

Front Setback

25 feet minimum to roof overhang.

Rear Setback to Main Structure

30 feet minimum to roof overhang which may be decreased at the discretion of the Committee. Minimum of 20 feet to roof overhang or rear of colonnade, whichever is closest to rear lot line, with the exception of water lots, which must meet county setback regulations. Minimum of 15 feet to roof overhang or rear of pool cage, whichever is closest to rear lot line, with the exception of water lots, which must meet county setback regulations.
