For new construction:

Cement tile is preferred.

• Metal and composite roofs are acceptable on a case-by-case basis. • No fiberglass or asphalt shingles are permitted.

For replacement:

• Cement tile is preferred as a replacement for existing homes built with a truss system that supports a cement tile roof. If the truss system cannot support cement tiles, preference will be given to an approved roof substitution in lieu of fiberglass or asphalt shingles. • Any metal or composite roof must be approved prior to installation even if the color and appearance is similar to the one being replaced. Metal composite material must have the same street appearance as a tile roof. • Only homes that currently have an asphalt shingle roof may replace it with same. • Replacing an asphalt shingle roof with metal or composite will be considered based on an engineering approval provided by the owner. P. Roof and Property Maintenance The property owner is responsible for the care, upkeep, and maintenance of their home. Roofs should be kept clean and free of unsightly stains, broken tiles, and peeling shingles. Pressure cleaning of the roof, exterior walls, driveway, and walkways should be done in a timely manner. Physical repairs and re-painting should be done as needed. If it is determined by the Committee that corrective maintenance is necessary, the property owner will be notified and must commence the corrective action within 30 days and be completed within 60 days. Failure to comply with the written notices will result in action as described below in Section VI: ENFORCEMENT OF ARCHITECTURAL GUIDELINES – Subsection A. Q. Repetitive Designs Some house designs may be unacceptable for a particular lot because of similarity to homes in the immediate neighborhood. If, in the judgment of the Committee, the massing, basic style, roofline, exterior materials, colors, or other features of a home are too similar to its neighbors, the design will not be approved. For either new or replacement roofs, colors must conform to existing community standards. The Club will maintain consistency of the mailboxes. Owners of lots 1-383 will be billed an annual fee, approved by the Board, to establish a mailbox maintenance fund. Services for repair include any parts broken by normal wear and tear, painting as needed and replacement of light bulbs and photocells. Any mailbox that requires replacement from major damage such as that from a tropical storm or hurricane, from being struck by a vehicle, from being hit by lightening, or from exceeding its useful life will be replaced at the current cost of a new mailbox billed to the member. S. Solar Panels Solar panels and pipes may be permitted with approval of the Committee. Panels must be attached to the roof, but not facing the street. Visibility and aesthetic issues must be approved by the Committee. R. Mailboxes The Club approved mailbox standard is required for owners of lots 1-383 and is obtained from the Club at the time the applicable fee is paid.
