VIII. VACANT LOT MAINTENANCE REQUIREMENTS

To prevent possible damage from fires, hurricanes, and other hazards, and to maintain the aesthetic appearance of the community, all vacant lots must be maintained by the property owner in accordance with the following:

A. All undergrowth and all exotics shall be removed, but all permitted trees, including those within any future building site are to remain. The existing Palmettos are to remain.

B. The site topsoil is not to be disturbed, and all existing ground cover shall remain. No top fill shall be added to the site and any area within the site with bare ground may be covered with mulch to a uniform or level depth.

C. The lot owner is responsible for maintaining the lot by having undergrowth and exotics removed on a regular time basis not to exceed three (3) months.

D. The lot owner is responsible for preventing nuisances, i.e. dust, drainage, etc. to adjacent properties at any time.

E. Fiddlesticks will attempt to notify lot owners of required corrections, and if no correction is started within 30 days and completed within 60 days of any notice, then Fiddlesticks Country Club will have the option to correct and the lot owner will be responsible for all costs.
