Michael J. Kokes President - SBACNJ

2018 was another successful year for the Shore Builders Association of Central NJ. Personally, I learned a lot about the organization during my first year as President, and as usual, am completely amazed by our members and staff. The success of the organization, and committees that make it up, is directly related to the amazing people we have running them. It is important to remember that almost everyone who contributes is a volunteer, and for that, I, the Officers, and Board are grateful for their unrelenting volunteerism and passion for the association. In addition, I have personally grown with the experience of being the President. I continue to learn from every situation that is presented to me and continue to improve and better myself, so that I can hopefully be an even better President in 2019. As always, I remind everyone that if you don’t speak up, we won’t know what to improve on, so I encourage everyone to take advantage of the open-door policy set in place. Please, feel free to reach out to me by email or come up to me at an event to let me know of things that you think we should be doing, or improve upon. In the end, the association is here to serve you, the members. In addition, be sure to let us know when we do a good job, as it is encouraging for other members and staff to be acknowledged. There is nothing more rewarding then warranted positive reinforcement.

Most of the self-investment programs put in place in 2018 have been completed, and I believe it has allowed our staff to work more efficiently and effectively. These improvements included updating our outdated computer software and hardware, standardizing the equipment, and simplifying our contracts and banking relationships. We continue to work on our marketing, website, and PR campaign. I believe the substance of these programs will be fleshed out and partially rolled out by Q2-19. The officers, and various members have been involved in this program and the progress so far is impressive. I am sure, when completed, everyone will like the face of Shore Builders Association of Central NJ. Recently, the stock market has shown that things can’t go up for ever, but I am pleased to say that our associations balance sheet has been the strongest it has been since the recession. A few economists are predicting we might see an economic downturn in the next year to two years, and I am pleased to say I am comfortable with the association’s financial position and am sure we can weather any storm that comes our way. My hope is that, if, and when a downturn does come, Chris Amato will be President.

here are many factors in what makes our association strong. The people are at the top of that list. Our builder and associate members, as well as our community partners and affiliates work hand in hand every day to strengthen SBACNJ. But, one person in particular has made this association a place where relationships can be made and fostered. A place where everyone feels welcomed. A place where we think out of the box and rise to the challenges our industry faces. She is the glue that has held SBACNJ together through rough times, as well as prosperous times. We would like to recognize and thank our Executive Officer, Gina McNamara, for her dedication and commitment over the last decade to this association. Congratulations Gina on 10 years of service to this association. We deeply appreciate your hard work and for providing the amazing events, services, and connections our members enjoy every day!

WHERE BUILDING BEGINS

A

s we enter 2019, we usher in year four of the Shore Builders Associate Master Sponsor Program. While past events have been phenomenal, the ideas and opportunities that are formulating for 2019, may be the best yet. The mission of the program is to provide sponsors an opportunity to build and create one on one relationships with our builder members. We want to create an environment of peer to peer interaction. The program has focused on bringing to the table the decision makers of each organization and allowing

OK. The sponsorship program is flexible in its offerings but it’s also better suited for the objectives of long-term brand building then to meet a sales goal for a single month. Membership at Shore Builders allows all of our associates to meet with Builders in multiple environments each month. Between regular meetings, happy hours, committee meetings or special events like Martell’s, associates can attend a function that is well planned and attended. These events are the back bone of the association’s success of bringing builders

the Builders to interact with the individuals who are establishing pricing, approving a loan, or responsible for problem solving an issue or transaction. The program is not inexpensive. The program is not meant to be the complete marketing plan of a sponsor’s services. Rather, the program enhances the ability for companies to establish relationships and not just sales. It’s not for everyone and that’s

and associates together. The Associate Master Sponsorship Program provides a member another opportunity to build and cultivate that builder relationship. When planning a master sponsor event, the committee looks at two driving principles, will the event provide value to the builder and will it attract new builder members?

SBA Sponsor Committee Continued

If we successfully address each of those principles, builder membership will grow and that will benefit not just the sponsorship program but the whole organization itself. Shore Builders is an association formed to meet the needs of Builders, so a strong and growing builder membership roster is the core center of its focus. By expanding that roster, Shore Builders provides value to the associate. Stealing a famous line from the movies…” build it and they will come”. Showing the builder how he can improve his own company by learning about a new product, saving on materials or getting the right legal advice in an industry burdened by regulations will provide a measurable return on the benefits of membership. What associate creates a good fit for the program? Any associate the actively attends and sponsors events throughout the year. An associate who is engaged in a committee

and understands the importance the Association brings to the builder as well as what it brings to the industry as a whole. We all earn from this industry and we are all economically impacted by its trends. Investing back into the industry that supports your household just makes perfect sense. The building industries success benefits every associate member, as does the success of the master sponsorship program. With the in-flows of sponsor dollars, the Association has been able to support and provide amazing new areas of values to both Builder and Associate members. Among others, the Young Professional Committee and Professional Women in Building have been beneficiaries of the commitment each of our sponsors have stepped up and delivered.

McNamara and Christine Boyle or any one of the following committee members. We will be happy to meet with you and demonstrate the value the program brings and tailor it to meet the dynamics of your participation at Shore Builders.

HEXA BUILDERS: Not Your Average Builder, For More Than Average Buyers Builder Member Spotlight

lead customers through the home building process from contract through selections, construction, and closing. It’s not typical for a remodeling client or townhome buyer to have the opportunity to sit down with an interior designer to make selections for their new home, or walk the home under construction with a construction supervisor. But with Hexa Builders, that’s exactly what homeowners can expect. For each phase of construction, on every single home, the team members coordinate and communicate with one another for a seamless process, leading to a completed home that is as unique as each homeowner and their family.

With ongoing renovation projects throughout the state, and award winning Raajipo being more than 50% sold out, Hexa Builders has opened a new community of townhomes for sale this past September, The Brownstones at New Visions in Brick, New Jersey. With an anticipated ground breaking expected early this year, the company is excited to begin its next generation of neighborhoods. This project adds to their portfolio a community of 135, three and four bedroom townhomes with garages and has standard features that exceed home buyers expectations for this price range. This trifecta of product, price, and location has led to strong pre-construction sales.

building experience for each home. By assembling a team of passionate

choices for things like flooring or cabinets, Hexa Builders listens to their buyers and goes above and beyond to not only meet, but exceed their customer’s expectations. By partnering with homebuyers and allowing for choices, even on the smallest items, the process of building or remodeling a home goes from stressful to exciting because Hexa Builders’ home buyers are fully involved from start to finish. When it comes to team, there is definitely no “I” for Hexa Builders. Each community has a team of highly dedicated sales, design, and construction professionals who expertly

professionals and offering the choices other building companies won’t, Hexa Builders has disrupted the home building industry. The company knows that today’s home owners are educated in building products, materials, and finishes. Whether it’s a high end single family home in an adult community, the renovation of an existing home, or a new townhome, they have high expectations and know what they want. From the smallest request, such as where to put the TV outlet in the family room, to offering higher end

The next chapter of the Hexa Builders story will no doubt include more of its buyer-centric business philosophies, with additional new communities and renovation projects to continue the mission of growing a different kind of building company that is as unique as each and every customer they build for.

hen Dipal Patel began construction of Hexa Builders’ flagship active adult community, Raajipo, located in Robbinsville, New Jersey, he had specific ideas for differentiating this community and his building company from all others. His goal was to lead his team in creating a different kind of process for buying a new home or remodeling an existing home. A process that would put customers first, allow for choices, and provide a hands-on personal

The Tax Cuts and Jobs Act (TCJA)

Q: Some of us are members of business associations such as the chamber of commerce, what is the status of these meal expenses? A: The law hasn’t changed as the meal expense is still 50% deductible. Dues, however, are 100% deductible. Q: How are expenses treated for charity events such as golf outings and annual dinners which at times involves inviting clients to attend? A: The charity golf outing for the golf portion is non-deductible as the payment applies to an entertainment facility which by law is non-deductible. A portion could be considered advertising if a form of sponsorship is involved as part of the payment. For an annual dinner, the meal cost would be 50% deductible, the ticket cost would be the charitable contribution. The charity would have to provide that information. The same rules would apply if only company employees attended the annual dinner.

However, as the employer, you treat the expense as it applies under the law, meaning, if it’s a business meal it’s only 50% deductible. If it’s for sporting event tickets, it’s 100% non-deductible.
