engineered solution at Marble Arch development Marble Arch House, a prestigious new office, retail and residential development in the heart of London, UK, is being equipped with a state-of-the-art offsite- manufactured building services solution designed and built by Pipe Center’s Modular Engineering. The £40mn development, which will have exceptional environmental credentials, is designed to achieve a BREEAM rating of ‘excellent’. The developer is British Land and building services contractor LX Engineering (South). The offsite solution consists of 271 modules, including 3D horizontal floor units, pipe work risers and prefabricated 2D fan coil units (FCUs). The floor modules include services for heating, chilled water, electrical containment and tempered fresh air ductwork, while risers include hot and cold water, chilled water, boosted cold water, soil vent pipes and cooling water mains, all fully insulated.

case with a traditional approach. You obviously have to factor in the additional time involved in the design and offsite build stage. However, overall it provides programme certainty and gives a higher quality result. It is also far better from a health and safety point of view, as most of the work is done in well-lit factory conditions, at bench height. It is also good for the environment, as there is less materials wastage and less packaging requiring disposal.” The development, located at the junction of Edgware Road and Seymour Street in central London, is scheduled for completion later this year.

offsite engineered project. The specialist is building 100 fan coils into specially designed frames at its facility, including prefabricated valve assemblies and insulation. When transported to site and located in position, the units are ready for immediate connection. Ductwork was pre-assembled into the modules at Modular Engineering’s production facility by a specialist ductwork contractor nominated by LX Engineering (South). John Pattison, contracts manager for LX Engineering (South), said, “The offsite approach makes total sense for buildings where there is a fair degree of uniformity. It enables us to operate with smaller installation teams onsite – and for a shorter period – than would be the
