4 WAYS TO CREATE AN ACCENT WALL WITH PAINT AND WALLPAPER

An accent wall doesn’t have to be one long expanse of colour on the main wall of your living room. There are actually many ways to create a fun or beautiful moment throughout your home, here are four examples! • Doors. Ever heard of an accent door? It might not be a common move, but painting – even wallpapering – a door can create an unexpected pop of colour or pattern in an otherwise neutral room. • Nooks. Got a funny little nook under you stairwell, in your front entrance or at the end of a hallway? Dress it up! Wallpaper works great in these situations as nooks are small by definition and thus can handle something bolder. • Ceilings. The interior design pros do it and so can you. Paint your ceiling a soft blue, a moody grey – even black if you’re daring enough. This feature works best if the rest of the room is more subdued, which leaves the ceiling as the star of the space. • Bookcases and shelving. A popular trend – and for a good reason. Painting or wallpapering inside a bookcase or on the wall behind built-in shelving can create a miniature world within your home. Love nature? Choose botanical wallpaper and then fill the shelves with plants, vintage books and driftwood. Have a passion for travel? Choose a paint colour reminiscent of your favourite destination and then add all your souvenirs to create a beautiful vignette.

SHOULDYOU BUY A FIXER-UPPER? Buying a home in need of repairs isn’t for everyone, but if you’re handy and have the time – it can be a great investment. Fixer uppers offer a way to get into the market at a lower budget and often get a bigger return on your investment, as the work you put in should pay off when you sell. However, there are a few things to consider before purchasing that charming house or condo in need of some serious TLC. For starters, do you have the cash to do the necessary repairs? Even if you’re not planning on doing all the renovations up front, make sure you have enough saved to tackle major repairs such as electrical or plumbing issues. Also, if you’re going to pick away at all of the smaller fixes over the course of a few years, you should still know howmuch of your monthly income will be going toward your home so you don’t end up living in a house you can’t afford to fix.

PRO TIPS FOR THE MOST ORGANIZED CLOSET EVER How do the pros tackle closet organization? One step at a time!

First step – sort. Take all your clothes out of your closet and sort them into four piles. One pile is for the clothes you wear regularly. The second pile is for clothes you wear sometimes or the items you’d like to fit into someday. The third pile is for special occasion and seasonal items. The last pile is for the things you never wear. Now, take a deep breath and move everything from the Someday pile into the Never pile. The pros say it’s a difficult, but necessary step in creating a streamlined closet. You can probably guess the next step – donate the Never pile. If you’re getting rid of some high quality items, sell them on an online marketplace. Congratulations! The hard part is done. You can now vacuum and dust your closet and begin to put your thinned-out wardrobe back. Invest in some good quality wood hangers and hang your clothes up in an order that makes sense to you. For example, you may want to split work clothes and everyday clothes into sections, or prefer to put all of your tanks together, your tees, your cardigans and so on. Whatever organization method you choose, you can now breathe easier thanks to your neat and tidy closet.

CLOSING DAY CHECKLIST You’ve done it! You’ve put an offer on a home and it’s been accepted. You even have a closing date set. So, what next? Here’s a three-step checklist for you to go through before you get the keys to your new home. • Review your documents. Information from your bank, your lawyer, your real estate agent, the home inspection. Go through all the important documents you’ve gathered throughout the home-buying process and make sure you haven’t missed anything. If you aren’t sure about something– ask a pro. • Make sure your insurance is lined up. Your insurance should kick in the day you get the keys. Once they’ve been handed to you, the house – and anything that happens to it – is your responsibility. Make sure you’ve got it covered! • Have your closing day cash ready. You know that money you’ve been hanging onto for the ubiquitous “closing day costs?” Well, now is the time to spend it. We’re talking land transfer taxes, legal fees, title insurance, et cetera. You also may need to reimburse the previous owner for property taxes if they paid for the full year in advance.
