DEVELOPMENT PHASING AND DEVELOPMENT POTENTIAL

Development Potential Figure 4.11, on the following page, displays the total development potential for land uses within Shakopee which will be able to support residential development. Figure 4.11 only represents what is possible based upon net acreage and minimum residential density, and is not meant to show the full potential of the Planned Land Use designations in Shakopee as it shows simple the minimum density, and it would be likely that development may occur at higher densities.

Development Phasing The previous figures, Figure 4.8 and Figure 4.9, display the expected residential development in Shakopee through the planning period. These figures follow more what is expected of development rather than just the ultimate potential of development within the planned land use designations. So these figures do differ from Figure 4.11, which takes into account expected residential percentages based upon the total of all acreage for that land use designation (whether redesignated or new acreage). The development phasing figures are meant to represent what the city expects from new development in developable areas I.E. either vacant parcels in already developed areas of Shakopee (infill/redevelopment), redevelopment potential in certain underutilized areas of Shakopee (redevelopment) or greenfield development in undeveloped areas of Shakopee. of residential development throughout the Shakopee, while Development Potential figure is meant to satisfy comprehensive planning requirements to show how many potential residential units may be constructed based upon the Planned Land Use designations. These numbers are not intended to be identical as the Development Phasing includes areas the city reasonably expects redevelopment to occur which are not always included in the same location in the Development Potential figure, which is much more front loaded as it follows the literal land use designation change and its changed residential potential. Another difference to note is the difference between expected share of residential in mixed use land uses. The Development Phasing figures, consider specific expected share of residential for various areas of the city, whereas Figure 4.11 considers the entirety of a land use designation. Difference Between the Two Figures The Development Phasing figures are meant to be more illustrative of what to expect for existing and future city residents in terms
