T HE C OMPANY Teton Heritage Builders TM was established in 1996 as an innovative full ser vice home builder in Jackson Hole, Wyoming. Since then we established ourselves in a niche market through a creative blend of sophisticated con struction management, legacy quality craftsmanship and aggressive scheduling. In 2003 we opened an office in Big Sky expanding our services to include Southwest Montana.
THB consistently provides you with the highest quality construction in the industry. To be the best builder ,we also maintain the value of our clients’ homes by controlling costs. We do this by combining the over 200 years of construction experience in the working owners with the latest techniques in estimating, scheduling, budget ing and project management. This blend of experience and technology allows our team to focus on our cli ents and make a complicated process as easy, fun and cost effective as possible.

G IVING B ACK At THB we believe in supporting our local communities. In 2008 we built a Habitat for Humanity home for a deserving Jackson Hole family. We spearheaded the “Builder’s Blitz” by manag ing local volunteers and subcontractors in a one week start-to finish build. We continue to support Habitat for Humanity’s vari ous projects, like the Hall Street Project, through construction consulting, free estimating services and on site volunteer ing. In Bozeman, we give back annually through the Rotary “Fix it Up Festival” each Fall.

A great home design is functional spaces, elegant forms, and cost-effective constructability. THB pro vides services during the design phase to ensure that your quality, budget and schedule objectives are achieved. Firstly, we participate in a conversa tion with you and the architect about quality and the material palette ( Design Intent Consen sus ). Secondly, we ensure that the design tracks with the owner’s budget through Historical Cost Estimation and Value Engineering . And thirdly, we perform tasks to ensure that the home can be de livered as quickly as possible ( Whole Project Sched uling and Municipal Planning ). By continuing this strategic communication as the design progresses toward completion, we achieve clarity of mission and trust between the three part ners. All elements we feel are critical to the suc cess of a project of the highest quality. H ISTORICAL C OST E STIMATION & V ALUE E NGINGEERING Construction pricing in this region is unique and the market is constantly fluctuating. THB prepares a preliminary budget immediately upon receipt of all available information. Since 1996, we have de veloped a 40 page spreadsheet of historical data tempered by the latest pricing from our subcon tractors to provide you a realistic cost estimate even from schematic drawings. As the design progresses, we update our estimate to pin point the final cost of the project. Using this data, W HOLE P ROJECT S CHEDULING Teton Heritage Builders develops and maintains a planning and progress schedule to coordinate and integrate your scheduling and the architect’s design efforts with material delivery and project sequencing. Our system is specifically designed to account for this region’s short building season for exterior construction. We identify mate rials that have an impact on the schedule -up front- and we determine the key ordering dates accordingly. This approach allows us to meet your scheduling desires without material substitutions that could degrade the architectural design.
D ESIGN I NTENT C ONSENSUS An ongoing three-way communication involving you, the architect and THB as the builder, is ideally launched during the conceptual phase of the design. Here the creative design intent of the architect, your desires and budget, as well as THB’s understanding are thoroughly discussed to assure a seamless approach.

If the program and budget objectives are starting to diverge we have developed user friendly value engi neering spreadsheets that allow you to adjust the program based what you want to spend. In short, you stay in control of the budget.

M UNICIPAL P LANNING Teton Heritage Builders TM keeps abreast of the fast changing county and state building regulations and the personnel in charge of them. By working closely with planners and regulators from the beginning, we identify design elements that may become obsta cles to quick approval of the project. B IDDING D OCUMENTATION Teton Heritage Builders TM prepares detailed contract bid packages to address areas of conflict and possi ble overlap in subcontractor scopes. This practice safeguards against double payment for services. We also use our knowledge of local subcontractor capabilities to ensure that only those of proven qual ity are allowed to bid on the project. We can expe dite the schedule by awarding certain subcontracts, such as excavation, foundations, and log packages prior to design completion. Finally, we make recom mendations regarding subcontract general condi tions that limit owner liability, promote safety, en courage equal employment opportunities, and ad vance “environmentally friendly” processes.

Our weekly progress meet ings and website communication portal , ProCore, lay at the center of this process. Through our steadfast use of these components we institution alize listening and understanding. We effectively listen, repeat back to you, and memorialize the final finish selection decisions in a timely fashion so that the home is delivered with your quality ex pectations in a timely and valuable man ner. Each weekly meeting will address the budg et, final finish selections, the schedule, and any program changes. ProCore serves as a way to publicly document the decisions and as a central cache of all the project information. O PEN B OOK C OST P LUS = P EACE OF M IND We believe in our budgets and with over 20 years of historical cost data we know what Rocky Mountain construction costs. Consequently, we can provide detailed target estimating to come up with extremely accurate Cost Plus pricing to you. You can rest assured that we will deliver on, or very close to, our budgets. The way you achieve legacy quality is by having the personnel on staff that have been imbued with a spirit to achieve excellence. There are 8 active THB owners in Wyoming and Montana and the THB team has over 200 years combined experi ence in these working owners . We know how to build quality homes and we are passionate about what we do. Additionally, since our inception in 1996, THB personnel have always installed the fin ish trim in our homes and many times we craft the logs, timbers, framing, siding and cabinetry. This pursuit of excellence starts at THB and spreads through our trade partners such that we deliver “magazine quality homes.”

E ASY AND C LEAR C OMMUNICATION Great communication requires great listening skills and great systems to keep information clear and orga nized. THB stresses regular communication and in our weekly progress meetings. We deliver the infor mation with written notes to ensure a clear understanding of decisions. In 2008, we added our website communication portal , Pro-Core, that creates a central cache of all the project information and enables easy transfer of drawings, requests for information, schedules, photographs, budgets, and punch lists. The difference between a tolerable and excellent construction experience is clear, friendly, and timely project communication. We recognize this and we excel at it. P RECISE P ROGRESS S CHEDULES Throughout construction we maintain our critical path schedule prepared during the design phase. We carefully track our crew and subcontractor progress and material deliveries to ensure that no unnecessary delays occur during construction. Also, if unforeseen conditions occur which will impact the completion date, we look for alternatives to get the project back on track. Our goal is to deliver your dream home when you want it. C HANGE O RDER C ONTROL AND V ALUE R ETENTION Nobody likes change orders – the owner, the architect nor the builder - because they are inherently ex pensive. The best way to retain value is to avoid them by getting THB involved early in the process so that we have a clear understanding of the owner’s and architect’s design intent and define the work accord ingly. Barring that, or if you change your mind, then we can buy the new program with a thorough under standing of historical costs so that even a change order can be purchased at a reasonable incremental cost. The result is that THB built homes have value the day they are completed. Additionally, if you are using third party financing, we provide cash flow projections and draw requests for those teammates as well.

M OVING I N The move-in date is a special day - the culmina tion of a lot of planning and hard work. But it is really just another step in the lifelong relationship THB has with you. Prior to move-in we will have the home professionally cleaned and we will prepare for you the best operation and mainte nance (O&M) manuals in the Northern Rock ies. Some of our clients require help moving in and THB has made our team available to as sist. Shortly after the move-in we will take you through the operation of the home: mechanical systems, electrical systems, home automation, hot tubs, pools, etc. This includes running you and your property management team through the O&M manuals as well as any home mainte nance videos we may have created. As we say, we believe this is another step in building a life long relationship. C HECK - UP AND W ARRANTY Regardless of how careful the movers are, there may be a ding or two that occur during move in. We expect it and we take care of it during our “one month check - up”. And we will be back at the year anniversary to attend to any list you might have, check your systems, and touch up anything that might require it. A DDITIONAL S ERVICES Teton Heritage Builders TM can provide many oth er services to help make the move-in process worry free. Services include coordination with moving and transportation companies and with other specialty suppliers such as furniture, light ing and window covering suppliers. Ultimately, we are happy to assist in any other way that will enhance the move-in process.

IT will also grace the cover of November/December 2018 issue. Situated prominently in the Snake Riv er Sporting Club, adjacent to the Snake River, the Members Clubhouse and the Tom Weiskopf golf course, it is a spectacular Moun tain Modern home and is well deserving of the recognition it has received. Mizu Sushi Restaurant Teton Village, WY - 800 SF Gilday Architects’ contemporary design stresses efficient spatial planning to achieve optimal operations in a limited commercial space. A Hawtin-Jorgensen designed hotel in downtown Jackson features forty-one luxury suites, an indoor swimming pool and fitness center, integrated mechanical systems, and elegant residential-style accommodations. This project was delivered in 11 months.

A full service pub and restaurant located at the base of Snow King Resort that was engi neered and constructed for future vertical expansion. The building includes a roof deck, pass through fireplaces, reclaimed flooring and antique bar.
Sullivan Residence -B- Meadow, Jackson Hole, WY - 10,141 SF This Ellis Nunn and Associates designed custom home emphasizes a log post, beam & truss roof structure and has been featured in Timber Homes Illustrated.
Bank of Jackson Hole Jackson, WY - 9713 SF
This facility is a combination of conventional framing, log and glulam beam and offers staff and clientele exceptional interior finishes. This fast-tracked project was completed in 11 months.
Design/Build - Winter Terrace Granite Ridge, Teton Village, WY - 6551 SF A conventionally framed home with a log post, beam & truss roof structure. This project is featured in Ralph Kylloe’s Cabins & Camps.

This home features four suites and was furnished down to the bathrobes. It has been published in Teton Home magazine and Ralph Kylloe’s Rustic Artistry of the Home.
Nature Conservancy Lander, WY
This Ward-Blake designed rammed earth structure incorporates environmentally friendly technologies including a double pyrohelix wood burning fireplace that provides heat for the building. This project received the AIA - Wyoming 2001 Merit Award.

You will also note that most of our key personnel are compa ny owners . This is true because the core of Teton Heritage Builders has a proven track record of a dedica tion to excellence. And if a teammate is dedicated to excellence, then why wouldn’t the THB owners want that person as a partner. The benefit for our clients is that you can rest assured that when a THB own er makes a promise, our team is going to keep it. Please read about this great team that we have assem bled over the year. Peter C. Lee - Head of Office – MT, President, Project Manager, Owner Peter Lee, a construction expert with a passion for sustainability, moved from Jackson to Bozeman in 2003 to raise his family. Peter and his wife, Tanya, have four children: Morgan, Hudson, Jacky, and Noah. When he's not working, Peter enjoys skiing, fly fishing, and trav eling the world. He is also an active member of the Bozeman Sunrise Rotary and has been participating in the Rotary Fix-Up Festival for over a decade. As a co-founder of THB in 1996, Peter has managed numerous construction projects that showcase his ability to create breathtaking buildings. His work has been featured in a vari ety of publications, including Mountain Living, Western Art & Architecture, Big Sky Journal Home, Log & Timber Home Living, Cowboys & Indians, Custom Wood Homes, Teton Home, as well as the books "Rustic Artistry of the Home" and "Cabins and Camps," au thored by Ralph Kylloe. In addition to his construction achievements, Peter is committed to reducing America's carbon footprint. He established THB Energy Solutions, a sister company that specializes in energy-efficient solutions. Peter and his team have retrofitted and installed dozens of ge othermal heating systems over the years, helping to make homes more environmentally friendly. Gregory A. O’Gwin - Head of Office – WY, Superintendent, Owner Greg came to THB in 1999 with over 20 years experience in the construction industry. He has been a superintendent for 22 years and uses his strong background in large scale commercial projects with large staffs to aggressively manage schedules and budgets . Greg received the 1999 Excellence in Construction award from the Associated Builders and Contractors for his work at the Mother and Infant Care Center at the National Naval Medical Center in Bethesda, Maryland. His experience in supervising all construction trades and his calm, efficient management style enable him to be a construction leader of great effectiveness. Greg’s Winter Terrace project was featured in Ralph Kylloe’s Cab ins & Camps . Hiking in the Teton’s High Country is a summer passion and a priority on the Mark S. Dalby - Project Manager – WY, Owner Mark Dalby’s over 16 years of general contracting experience has led him through all phases of the construction process including estimating, field engineering, site supervision and project management. His resume began with a Civil Engineering Degree from Penn State and continued with his employment by one of the largest commercial general con tractors in the country. His ability to gain management and supervisory positions of in creasing responsibility led him to open his own design-build timber framing company. Mark’s projects have been featured in Homestead magazine, and Log Homes Illustrated. Running the high mountain trails and rafting the Snake River are two of many activities in the summer for Mr. Dalby.

William Gale – Project Manager – WY, Owner Will relocated from Massachusetts to Jackson, Wyoming in 2013. Brought here by the amaz ing landscapes he has chosen to call this place home because of the community. Outside of work his passions include hiking, hunting, and exploring the vastness of the Mountain West Region. He gives back to his community through his involvement with Young Professionals of the Tetons and serving on the town of Jackson Planning Commission. Before joining the Teton Heritage Building team Will worked with Jackson Hole Youth Soccer and the state of Wyoming. His client focused approach and passion for helping others will ensure successful collaboration between all parties throughout the construction process. Will is a graduate of the Isenberg School of Business Sport Management Program and a 2016 MBA Graduate from Ohio University. Omar Fuentes – Lead Project Manager – MT, Owner Omar was born and raised in Bayamón, Puerto Rico and relocated with his parents and sib lings to Central Florida in 2000. There, he attended the University of Central Florida and com missioned into the US Army through the Army ROTC program as an Engineer officer. He re ceived training through the US Army Corps of Engineers school in construction practices, construction management, and other engineering tasks. Omar deployed to Afghanistan in 2013 as an engineer officer as a Sapper Platoon Leader conducting combat and route clearance operations. He also trained Afghan Soldiers on combat engineering and construc tion tasks. His Army career culminated at the rank of Captain while serving in the US Army Special Operations Command as a Psychological Operations officer. His experience in con struction management varies from water and waste water pipelining to remodeling hotels and custom home building in the mountains of Colorado. He has held the Project Manage ment Professional certification from the Project Management Institute since 2016. Omar has a passion for hunting, fishing, camping, and exploring the wonderful outdoors while sharing those experiences with his wife and two boys. Robert Donaghey - Business Development / Client Relations – Montana Robert came to THB with over 14 years in the construction field, first owning and operating a framing and drywall company, and, from 2001-2012, selling construction services. He has worked on multiple LEED certified projects in the past and his knowledge of the current trends and marketplace allow him to be a tremendous resource for THB clients. Robert, his wife Kris tie and their 2 children live in Gallatin Gateway, the Montana home of THB, where they have bred, raised and trained cutting horses for the past 20 years. When not occupied with work and horses, Robert is currently the Varsity Wide Receiver’s Coach for Gallatin High School in Bozeman, MT. Adam Delvo – Project Manager- MT Adam is a Project Manager with a degree in Construction Engineering Technology from Montana State University and over a decade of experience in both custom homebuilding and commercial projects, having successfully managed more than 40 builds ranging from $25K to $17 million. Known for his attention to high-end finishes and commitment to quality, he ensures every project stays on schedule and within budget while meeting the demands of Montana’s challenging environment. Outside of work, Adam enjoys Montana’s outdoors with his wife and three children, spending time snowboarding, camping, boating, fishing, and biking.

Chris Keller – Superintendent – MT Chris grew up in Indianapolis, Indiana and attended college at Montana State University where he earned his B.S. in Construction Engineering Technology and minor degree of Busi ness Administration. In 2013, Chris moved to Montana to work in Glacier National Park and ski instruct at Big Sky. Chris’ passion for construction stems from his childhood where he grew up in a 100 year old home that underwent extensive renovation and later working in trades ranging from concrete work to finish carpentry. He spends his free time skiing, raft ing, restoring a classic truck, and hunting with his dog, Gibson. Aaron Heska- Superintendent – MT Aaron joins the THB team having been born and raised in northern Michigan. He started his career in the construction industry as a laborer at the young age of 15. He then worked for a company that specialized in Log and Timber frame homes, which then de veloped into a Project Manager for a high-end custom home builder in Michigan. Aaron fell in love with the construction industry and hasn’t turned back. Aaron and his Fiancé have 2 boys and 2 girls and they all enjoy the outdoors- which brought them to Montana. In his spare time, Aaron can be found either hunting, fishing, camping, or snowboarding. Jeff Morisset – Lead Superintendent – MT Jeff is a seasoned construction professional with 30+ years of experience. He began his career in Colorado's trades, then earned his Bachelor of Science in resource planning and management from the University of Utah in 1993. Jeff has managed high-end multi-family developments, commercial buildings, and production home building. He's also a proud father passionate about hockey and fly fishing, and his family recently moved to Montana for better fishing opportunities. Jeff is known for his exceptional leadership, attention to detail, and delivering projects on time and within budget while ensuring the highest quali ty standards. Dave Hickman – Superintendent – MT Dave, a lifelong Atlantan, began his construction journey at 16 and has built a diverse ca reer across residential, commercial, and multifamily projects. After running a successful custom home business with his brother for 15 years, he returned to his passion for high-end custom homes in Atlanta. A longtime admirer of the West, he has vacationed there for much of his life. Dave has been married for seven years to his wife, Mila, and enjoys skiing, whitewater kayaking, and volunteering with Team River Runner to teach wounded veter ans how to kayak. Joe Robillard – Project Manager- MT Joseph Robillard, Construction Project Manager at Teton Heritage Builders in Bozeman, Montana, brings over 15 years of experience in residential and commercial construction. Raised in Anchorage, Alaska, he developed a resilient, detail-driven approach while man aging projects ranging from custom homes and subdivisions to schools and government facilities. Known for delivering quality work on time and within budget, he values crafts manship, integrity, and strong client relationships. Outside of work, Joseph enjoys biking, snowboarding, camping, and spending time with his wife Sharlie and their three children.

Mike Brown- Superintendent – MT Mike is originally from Pennsylvania but went to college at William & Mary in Virginia. He stayed in Virginia after graduation and started a custom home building business after work ing on Wall Street. His business became the most sought after in Williamsburg, building luxury homes in iconic locations. He retired to Montana but sought out a new position in the high end custom business. He joined a top-rate operation with a devotion to clients that attracted him. Kristen Mann – Office Manager, MT Kristen, who hails from Queens, NY, relocated to Montana with her husband in 2011. She brings over a decade of experience in Luxury Hospitality Management, Front Office exper tise and Forbes 5 Star Service Training to her role at THB. Kristen is known for her keen atten tion to detail, strong work ethic, and positive attitude in all interactions. In her free time, Kris ten enjoys hiking, biking, camping, working out and playing Squash with her husband and daughter. Kaelyn Harrington – Project Coordinator, MT A Montanan born and raised, Kaelyn brings authenticity, dedication, and a strong work eth ic to everything she does. She earned her Bachelor of Science degree from Montana State University (Go Cats!), where she developed a foundation for combining structure with crea tivity. With roots deeply tied to the Montana landscape, she carries forward values of dedi cation, reliability, and a practical approach to her work. Known for her eye for detail and innovative thinking, Kaelyn balances technical skill with creativity to deliver high-quality re sults. Outside of work, she enjoys spending time with her family, hiking, walking her dogs, and pursuing creative projects. Jon Stott- Superintendent – MT Jon is a seasoned construction professional with over 15 years of experience managing luxury residential and resort projects across the Caribbean and the UK. Starting his career in ground work and progressing through foreman and engineering roles, he combines hands-on tech nical expertise with strategic project management and a strong client-focused approach that has earned him repeat business from international firms and clients. Known for leading teams to deliver exceptional quality, safety, and compliance, Jon brings the same dedica tion to his personal life, where he enjoys traveling, coaching rugby, and exploring the out doors of Montana.
