А когда проект реализован, то существующий в нём посыл транслируется на сотрудников, на посети- телей, на клиентов компании, которые приходят в офис. Таким образом, создаваемые нами офис- ные пространства обладают двумя основополага- ющими качествами: они делают жизнь компании максимально удобной и предоставляют ей такую среду обитания, в которой заложена возможность развития в нужном ей направлении. О современном офисе Денис Кувшинников: Одна из основных тенден- ций — это так называемый activity based office , часто используется также словосочетание agile office . Под этим подразумевается офис, организованный по типам активностей. Его планировка идёт не от со- става компании, где есть руководитель, отделы и так далее — нет, он строится по типам происходящих в нём процессов, и это совершенно новый способ структурирования пространства. Такой офис состо- ит из набора нужных для работы зон, а сотрудники перемещаются между ними по необходимости. Например, места для сосредоточенной или индиви- дуальной работы, для совместной работы, для про- ведения встреч или обсуждений, для релакса, где тоже может продолжаться работа или обсуждения, и т. д. Сюда же могут относиться зоны незакреплён- ных рабочих мест, однако, эта тенденция, хоть и су- ществует, не является превалирующей для крупных компаний, с которыми мы обычно работаем. Об экологичном подходе Борис Левянт: Одними из первых в стране мы стали проектировать экологичные здания, в на- шем портфолио их уже несколько. В этом году мы завершили проектирование апарт-отеля на про- спекте Мира, и этот объект прошёл сертификацию BREEAM на уровне Very Good. Это добровольная сертификация по британской системе, которая была принята и у нас в стране. В России насчитыва- ется всего лишь несколько десятков таких зданий, но если в западных странах процесс экосерти- фикации направлен, прежде всего, на снижение нагрузки на окружающую среду, то у нас, главным образом, это способ для девелоперов повысить ры- ночную привлекательность и стоимость их коммер- ческой недвижимости, отсюда и соответствующий подход к нему. Денис Кувшинников: Совсем недавно возник- ла новая система сертификации зданий —Well Building Standard. Она была разработана в США и сейчас набирает обороты по всему миру. В соот- ветствии с ней, офисы, общественные помещения, здания должны быть спроектированы таким об- разом, чтобы человек не просто хорошо там себя чувствовал, но становился здоровее благодаря обитанию в них. Естественно, многие принципы этой концепции повторяют пункты экологической сертификации, например, о качестве воздуха, воды. Но, помимо этого, в неё входит забота о физиче- ском здоровье и эмоциональном комфорте. На- пример, планировка должна подталкивать людей к тому, чтобы они больше двигались, в помещениях должен быть акустический комфорт, а освещён- ность и при искусственном, и при естественном свете должна оставаться на определённом уровне. Эта концепция подразумевает также активное обо- гащение среды предметами искусства: графика, живопись, скульптура и даже музыка. В сущности, речь идёт о вещах, которые создают психологиче-

Finally, when the project is complete, the visual message is transmitted to the employees, visitors and clients — anyone who enters the office. This way, the spaces we create possess two essential qualities: they are optimized to fit company’s work- ing processes and create an environment which will ensure its movement in the right direction. About modern office Dennis Kuvshinnikov: One of the main trends of today is the so-called activity based office , also re- ferred to as agile office . This implies that the office is organized in accordance with types of activities. Its layout is not based on the company’s hierarchy (with head-person, departments, etc.), but instead each area targets a specific process, which is a reinvention of office space as we know it. Such an office is a combination of task-oriented areas, with workers coursing between them. The areas may include spaces for individual or team work, conference rooms or recreation areas which are also suited for working purposes. They may also be zones with hot-desks. This practice, however, is not typical of the major companies we work with. About ecological approach Boris Levyant: We were among the first to develop environment-friendly buildings, we have already several of them in our portfolio now. This year, for instance, we have finalized the design of an apart-hotel in Mira Prospect and this object has been BREEAM certified on the Very Good level. It is a British system of voluntary certification, that has been accepted also in this country. in Russia, there are only several dozens of such buildings. But if in the West, the environmental certification is focused first of all on the reduction of the load on environment, then with us, it is mainly a way for developers to make their commercial real estate more attractive on the market and increase its value, hence the corresponding approach to it. Dennis Kuvshinnikov : The new system of build- ing certification — WELL Building Standard, cre- ated in the USA and winning increasing popularity all around the world. It requires that offices, public spaces and buildings be built to make a person feel better and, very importantly, healthier. Many of its requirements correspond to those of envi- ronmental certification, for example, regulations on air and water quality, but it also covers physi- cal health and well-being of a person. The layout should motivate people to move around, and also to create comfortable acoustics. The lighting should provide for smooth transition from natural to artificial light with little or no loss of bright- ness. Additionally, this principle encourages the integration of works of art — drawings, paintings, sculpture, music even — into working environ- ments. They serve to reduce stress and increase psychological comfort. These requirements mean that designing offices nowadays is all about peo- ple — a principle we wholeheartedly agree with. We were the first in Russia to study the WELL Building Standard and present it at the OfficeNext conference, and we are now prepared and willing to implement it.
