As another school year approaches and summer vacations are a thing of memory, it is valuable to assess the real estate market again in Edmonton. DENNIS’ SEPT. 2013 ‘Edmonton and Area’ Real Estate Update Mortgage lending rates are on the increase. In fact, the low rates that homeowners have enjoyed for an extended period of timemaybe a thing of thepast. Ratesunder3%were commonplace just a fewmonths ago;now, as Iwrite, they are at 3.49% for a 5 year closed mortgage and threatening to go higher.

I just received this note from a mortgage broker about the probable effect of the emerging Syrian crisis on mortgage rates:

ELITE

The possibility of US led military action in Syria has capital seeking safety. Equity markets started to sell off late yesterday afternoon after US Secretary of State John Kerry declared the Assad regime would be held accountable for using chemical weapons on Syrian civilians. This could spark a round of interest rate hikes. The MORAL of the story is simple—if you are thinking of buying a home in the next while, lock your rate in ASAP if you want to save money over the next five years!

Volume 28Number9

NOTE the following highlights of the Edmonton marketplace:

• The average price of a single family home is now $410,400 [down about $8,000 from July but up 3.4% from one year ago. We are inching back towards the record setting price of 2007-08 when the average single family home topped out at $427,000. • The average price of a condo is now [July 2013] $242,500 [up 2.6% from one year ago]. • There were 1,736 residential sales in July • The average days on market for properties that sell is 49 • The secret to selling a home continues to be a combination of location, condition and PRICE. Buyers do extensive shopping before they make a final decision! As always, I appreciate your loyalty and friendship. If you are thinking of buying or selling (or, know someone who is), I am just a phone call away! I would love to hear from you! Dennis Dennis Philps

Colour Schemes

try.Choose one colour tobe themain colour and accent with the others. This brings a bit more variation to the roomwhile stillbeing rather safe andeasy to coordinate. Last is the complimentary colour scheme, which is a bit more difficult to pull off. This scheme uses colours that are opposite of each other on the colour wheel like red and green, violet and yellow or orange and blue. These highly contrasting colours create a vibrant look and should be used as accents more so than main colours to start. As you get thehangofusing colour in yourdecorating, feel free to break the rules or stretch the limits to see what you come up with.

Usingcolour inaspacecanbe rather intimidating tomany homeowners.Luckily there are a fewcolour schemes you can follow that are pretty easy to master. The first is a monochromatic scheme meaning everything is a part of the samecolour family. For instance, ifyou really likeblue and you want your bathroom to have a monochromatic colour scheme, you could paint the walls a light blue, accent with dark blue towels and accessorize with blue and white (or black) soap dishes, etc. If you want a bit more colour, try an analogous colour scheme. Analogous colours are those that are beside each other on the colour wheel - like yellow, yellow- green and green or give blue, blue-violet and violet a

Oatmeal Soothes Skin Is your skin a little worse for wear after a summer outdoors? Try hydrating and nourishing it back to health with your favourite breakfast - oatmeal. Dermatologists have discovered that the proteins in oatmeal are excellent for re-hydrating skin. Look for lotions with oatmeal proteins included in them or sunscreenswith oatmeal that protect your skin and soothe it at the same time. Canadian Travel Where in Canada do you want to travel? Perhaps you want to see the Rocky Mountains or the Parliament buildings or the shores of the Atlantic Ocean. Regardless of where you want to visit, why not start planning your ultimate Canadian road trip this winter? Even if it’s not in your budget right now it would still be fun to plan. Head to your library for travel guides or consult with your travel agent on some of the common and unique destinations this country has to offer.

Lunch Box Ideas It’s still the first month of school and you’re already racking your brain for new lunch ideas for your kids. Tried and true sandwiches aregreat andeasy tomake, but they don’t always get eaten or welcomed. If sandwiches are a staple you could trying jazzing them up by: cutting them in to shapes or puzzles using cookie cutters, using wraps to roll them in to sushi-like rolls, switching out the bread slices with pitas, or allow the kids to assemble their sandwiches themselves at school so they feel more involved in their foodpreparation. Otherwise, here are a few lunchoptions to try instead: • A thermos of their favourite soup, such as tomato or homemade chicken noodle, with a bottleof water and a coupleof fruit skewers (don’t forget thegoldfishcrackers which they canput to swim in their soup) • Create a themed lunch. Perhaps a cheese quesadilla with salsa, sour cream and/or guacamole for a Mexican flare. Throw in some red and yellow pepper strips and a few tortilla chips for extra dipping fun. • Leftover dinner from last night in a microwave safe container can be a healthy and quick option alongwith a boxof milk and a cookie for a treat.

Cleaner Than the Others Did you know that in public washrooms, the first stall or the one closest to thedoor is the leastused?Because it is the least used, it also tends to be the cleanest stall too.The other stalls seem to all be used equally. Also, when drying your hands after washing them with soap and water, using a paper towel will get rid of more germs than an air drier. People tend not to fully dry their handswith the hand drier and the air stream blows the germs off of hands and onto the areas surrounding the drier.

It Means What? If you’ve listened to a group of teenagers lately it can sound like they’re talking a foreign language: worse yet if you’ve read a text from one of them. Luckily there are websites you can go to and try to decipher this teenager “code.” Urbandictionary. com is one and webopedia.com is another. Urban Dictionary defines slang words as submitted and written by users of the site. So if the term YOLO is causing you to furrow your brow, you can look ituponUrbanDictionary.Bewarned, information is submittedbyusers, so you can getmore than youbargain for. Webopedia on the other hand is an online dictionary for anything technology related. You may have heard about Google Glass lately, butwhat is it?Head toWebopedia to findout.Don’t know what 2G2BT means in the text your niece sent you, look it up onWebopedia to find out itmeans too good to be true.

They want to sell their home quickly and for top dollar of course! I would like to share with you my tip of the month to make your home the most attractive to buyers. Did You Know?

SherwoodPark Sales Single FamilyHomes ORGANIZE ~ Buyers associate an organized home with one that’s well-maintained, so line up your shoes and tidy the inside of the pantry. People love storage space and you can bet that buyers will open every door to every closet in your home. In your bedroom closets, hang your shirts together and facing the same way. Sheets and towels should be neatly stacked in linen closets. Store away anything you don’t need because the less you have in a closet, the more spacious it appears.
