CONSTRUCTION WORLD

AUGUST

2015

SHOPPING MALLS AND OFFICE DEVELOPMENTS

Owner, Old Mutual Life Assurance Company South Africa, has

been investing in the redevelopment of its properties within

this vibrant Rosebank hub over several years. Cradock Square

– anchored by a flagship Game store, was completed at the

end of 2011.

The

Zone@Rosebank

will be elevated to beyond a shopping experi-

ence. It is positioning itself as a lifestyle brand that offers a plethora of

other attractions including art and design, innovation and ultimately, a

‘vibe’ that inspires people to dream, aspire and reflect.

R500-MILLION FACELIFT

The

Zone@Rosebank

, one of Joburg’s

trendiest lifestyle destinations, has

begun its R500-million revamp,

boosting the wide appeal of this

precinct, which was enhanced by the

large-scale makeover of its neighbour,

Rosebank Mall.

Situated between Cradock Avenue and Oxford Road, ‘The Zone’, as

patrons fondly call it, consists of five buildings with two levels of retail

space, a hotel and a 2-storey office tower complex. It is well established

as a shopping, dining and nightlife destination for a broad cross-section

of people living north and south of central Johannesburg including

young and middle-aged urban professionals, families and teens. There

are five levels of underground parking, which can be reached from both

Oxford Road and Cradock Avenue.

Fashion, footwear and beauty lead The Zone’s youthful appeal.

Tenants include Diesel, Guess, Forever New, Sissy Boy, YDE, Space,

Republik, Big Blue and Sunglass Hut. Then there’s Sorbet, MAC

Cosmetics, Africology Urban Spa and Carlton Hair. Entertainment-

wise, there is The Fun Company, offering family entertainment, and on

the first level is Ster Kinekor, including the first Cine Prestige to

launch in Gauteng.

Redevelopment plans include a new Food Court of about 1 600 m

2

,

due to launch in August. Among the new tenants adding to the existing

mix of Wakaberry, Spur and Mikes Kitchen are Panarottis, Jimmy’s

Killer Prawns, Simply Asia and Haagen Dazs to name a few. New anchor

tenants on the ground floor will include a Super Spar of over 3 500 m

2

and Viva Gym, the popular UK headquartered gym that debuted in

Fourways Crossing and in Hillfox last year.

They will begin marketing in July and are expected to open their

doors to the public during early September.

The former Standard Bank building is to be transformed into a

mixed-use retail/office space. The ground floor will host a variety of

restaurants, which will spill out with seating onto the extension of

Tyrwhitt ‘mall’.

This paved mall will also serve as a green space where

functions and entertainment can be added to the already vibrant

Rosebank precinct.

The upper area of the building will be remodeled into office space

of approximately 2 200 m

2,

with a spectacular atrium leading natural

light into both floors. The space will be ready for hand over to new

tenants from August 2015.

The Zone compliments neighbouring The Firs and Rosebank Mall, as

well as other sub-regional centres including Killarney Mall, Melrose Arch,

Norwood Mall and Hyde Park.
