Renewal Option:
Tenant has one, 5-year option to extend its term at the prevailing market rate. Tenant must provide Landlord with at least nine (9) months advance written
notice.
Utility Services:
Tenant is responsible for all separately metered utilities at the premises.

Termination Option:

upon the expiration of tenant’s term and shall not continue into any additional renewal or extension term.
Exclusive Use:
Tenant shall be the only tenant with the primary business of operating classroom facilities.
