to short-term fluctuations so it is

best judged over a period of a few

years. But past performance may

not be a good guide to future pro-

spects. The sophisticated investor

will also want to look at the mix of

investments within each fund. This

can vary greatly from one fund to

another. The best performing pro-

perty funds in recent times have

been those which kept a large pro-

portion of their money in cash. Per-

formance in the future will depend,

of course, on how well they time

the investment of that money into

property.

Unit Trusts

In addition to the unit linked in-

surance funds there are a number

of unit trusts proper in Ireland.

These operate in much the same

way except that there is no ele-

ment of insurance involved. The

Bank of Ireland got into this area

very early on following the passing

of legislation in 1973. The other

difference is that in some cases the

capital gain - if any - is liable for

tax at half the standard rate. This

need not be a great worry since the

tax only applies to real gains i.e. on-

ly that portion of your gain which

has exceeded inflation. And even

then the first £2 , 000 of such gain

each year is tax free per individual.
