The Baltimore County North flex/light industrial market is the strongest industrial market in all of the greater

Baltimore area. In 2014 the market experienced 150,000 SF of positive absorption decreasing the vacancy

to 4.2%. There is a limited supply of functional warehouse space as the market has seen a shift to single-story

office and retail redevelopment. Businesses locating to the area typically have a need of being close to the

denser affluent households that populate the 83 North corridor. All of these factors culminate in very favorable

rental rate for flex/light industrial product in the area. The average rental rates over the product type averages

$9.60 PSF net. Merritt’s Stoneridge and McCormick Road properties remain 100% leased and there is limited

supply in Timonium and Towson markets. There are only five spaces in the market that can accommodate a user

requiring more than 20,000 SF with the rents on these spaces averaging $10.00 PSF net. The only light industrial

product proposed for the area is in Sparks, but this product will be more than likely converted to single-story

office space.
