JRS has two offices located in Mineola, NY and Princeton, NJ. Staffed with over 20 employees, the average tenure is 13 years with one half of the staff having over 10 years of service. He was Regional Director on the National Council of Architectural Registration Board (NCARB) for three years. STRATEGIC SPACE PLANNING & WORKPLACE STRATEGIES We provide planning services to increase the uti- lization of under performing facilities and reduce occupancy costs. Our approach encompasses analysis of space needs and delineation of unnec- essary square footage. Various space scenarios are explored and compared against business ob- jectives and workplace initiatives. JRS establishes renovation needs and costs, and creates a phas- ing strategy to perform the recommended work. In-depth meetings with our clients determines how their space is to be used resulting in a design tailored for specific workflow and aesthetic stan- dards. Zoning and code compliance issues are produced to complete the process. The objective is to create an economical, easily managed space that will remain technologically relevant for years to come. JRS has a successful track record of implementing design concepts that support or evolve brand identity. Working collaboratively with clients across market sectors, we create environments that elicit strong attractions to their businesses or organiza- tions. As the program and design concepts are finalized, JRS will provide views of the proposed spaces via our well developed and in-house 3-D rendering capabilities. In this example, JRS worked closely with the client to integrate their brand into the solution for their Corporate Headquarters renovation. Picking up on their company colors of orange and grey, JRS also introduced art and architecture elements related to their business, shipping. Multiple renderings were created to give the client perspectives of the Executive and several public areas. The solution also included gathering spaces and refreshment stations.

While a common design request is the integration of natural light, some corporate clients prefer a more “clean and modern” look with a “pop” of color. These design solutions often include minimalist interiors. Clients also engage JRS in furniture inventories especially if they are changing designs and are looking for alternative work spaces.

Public spaces such as lobbies, eateries and gathering spaces need to have an element of flexibility since often they have multiple purposes and while occupying a reasonable percentage of the overall square footage. JRS has found our corporate clients desiring to infuse elements of their brand, to integrate technology and to create space that encourage collaboration.

With a new signature presence in New York City, this corporate client wanted an open feel with the ability to maximize natural light and the breathtaking 360 degree views of Manhattan, Brooklyn and the East River. Their design entailed flexible layouts with a soft color palette. The use of glass played a key role in the solution and in their branding.

Translating brand into the design was a critical component to this corporate client’s new headquarters on Long Island. As a financial services firm, the client wanted a more conservative and budgetary sensitive design solution. The use of select materials created warmth and attention was paid to create efficient work areas.

JRS assisted Catlin Insurance Group's design firm, Loia Budde & Associates, with the relocation of their New York City offices in downtown Manhattan. Catlin, a Bermuda-based specialty insurance and reinsurance company selected one of the financial district’s most iconic buildings, 32 Old Slip, for their new setting. The 24,000 square feet requirement involved a full gut renovation of the former tenant space, and made optimal use of the building’s riverfront location and breathtaking panoramas. Open workstations were specified throughout to take advantage of the 36 th floor’s 360 degree views of Manhattan, Brooklyn and the East River. Use of glass panel dividers and office partitions in the column free space further maximize the visual effect. The abundance of natural lighting resulting from these conditions called for comprehensive light controls including motion detectors in non-perimeter space

and digital photo sensors for “daylight harvesting.” Set along the perimeter offices, the sensors detect daylight levels and automatically adjust the output level of electric lighting to create a balance. The result is energy savings. Custom wood paneling and marble flooring make for a quietly elegant entrance to the facility. In addition to work station areas and private offices, the fit out included six conference rooms, a board room and an executive break room with pantry and full kitchen. JRS logistical support was critical to the completion of the assignment. Challenges met included coordinating construction milestones with base building public spaces and building over an existing government agency operating 24/7. Our expertise in working with the city’s Department of Buildings shepherded the project through an accelerated schedule and an on- target opening day.

PROJECT Test Fit Study

Our client, an international leader in the development of new drug therapies, began to weigh real estate options for their New Jersey headquarters. As part of that process and to help reach an informed move-stay decision, JRS was hired to identify underutilized space and create a program to accommodate additional staff. Our first step typically is to derive a baseline of an existing facility. We accomplish this with programming questionnaires, surveys of user groups and interviews with management or team leaders to pinpoint corporate goals, both near and long term. For this client a series of space plan test fits was the essential service required for the purposes of strategic planning. At JRS we develop test fit layouts by taking into account a number of critical factors or metrics. These metrics form the yardstick needed to verify that our layout recommendation will effectively handle

future growth at the current space or if an alternate headquarters location should be considered.

For example establishing a gross density ratio helped determine the client’s usable square footage per person and where proportional adjustments could be made. We also factored in the number of staff in private offices compared to those in systems furniture or open cubicles. Work flow and critical adjacencies were other important considerations. Based on our analysis, JRS developed new office standards as integral to our solution. Individual work stations were significantly reduced in size; partition panels were lowered in height; and bench seating was introduced given the amount of employee mobility. While still providing for generous collaborative and break out areas, we were able to achieve a net gain of over 200 seats, offering an efficient alternative to a costly relocation.

CLIENT Covance, Inc.

PROJECT New Design Standards & Office Relocation

JRS assisted Covance with the relocation of their downtown Nashville offices to an office park outside of the city. This work included developing a new workplace design strategy and involved transitioning from traditional work spaces to one that incorporates bench seating and a variety of collaborative and community spaces. Given the significant change in workplace design, new furniture standards were required. This process involved JRS working closely with this client to develop the new guidelines. Multiple vendors were engaged to assess their philosophies and capabilities. After narrowing this list to two, mock-ups were installed, thereby giving the employees the opportunity to “touch and feel” the options. Their feedback was captured and used in the decision process. This approach significantly facilitated organizational change and ultimately employee buy-in.

The new design reduced square footage per person from 140 to 115, a significant reduction and impact to real estate costs. Core to the design were the collaboration and community spaces as well as the quiet rooms for employees to escape to a more tranquil environment. A client conference center was created offering flexible space for training. Interiors were transformed into an inviting space and employees were provided with a large break room which includes a “bar style” seating area and vending machines. Lockers are available to employees for their storage of personal affects. Having completed the successful rollout and implementation of this new design concept, the client is looking to implement it at other locations.

seeking to reuse many of the existing elements including the enclosed offices. Value engineering was integrated into the entire project as a means to address the unexpected costs during renovations and to ensure the final solution was highly efficient and within their budget constraints. This new space accommodates 600 employees, offers its call center employees huddle and break-out rooms as well as a conference center which provides flexibility for training. In addition, the space offers a game room, break room and a quiet room for when employees need undisturbed space to themselves. This project also included a new bank of women’s toilets to accommodate the predominately female staff and keep productivity high. Ultimately, this new facility allows sufficient growth for the company as well as provides a comfortable place for employees to work.

Looking to move from their existing space which was inefficiently laid out and “generic” in design, JRS worked closely with this client to assess their true space needs, accounting for future growth and features to increase employee engagement and satisfaction. From the interviews conducted with each department, JRS developed a Program Summary, capturing their needs and requirements. This document became a critical input as the client evaluated build-to-suit and existing facilities. It was also key in assessing the budget which was a major driving force for this non- profit organization. After evaluating several locations and options, the client purchased an existing two story 60,000 square foot building for the relocation of their call center, fulfillment area and headquarters office.

As part of a strategic consolidation plan, Chase engaged JRS to develop a design program for the relocation of three NJ mortgage groups into one central facility. Involving the renovation of three floors, the JRS team was challenged to find economies while delivering the project within an aggressive time frame. JRS conducted a full furniture inventory of the relocating offices and identified enough reusable stock to result in significant savings. Our designers also took advantage of furnishings left in place by the former tenant. Haworth floor to ceiling perimeter offices were refurbished and added to with identical new product to maintain continuity of style.

Our space plan was trend setting, introducing “touchdown” workstations for staff only infrequently in the office. Use of pre-existing raised flooring saved time with regard to power and connectivity issues. The prior tenant left a collection of costly Scandinavian light fixtures in the iconic “artichoke” design from Louis Poulsen. Not conforming to Chase office standards, our team repurposed the fixtures and used them to spectacular effect in the renovated lobby. The program also included a large conference room, a new trading desk and over-sized pantries on each level. Creative design solutions helped JRS complete the assignment in less than four months – remarkable considering its size.

Steelcase workstations were new – 800 in all – and featured one of the first sustainable fabric coverings .

CLIENT ESL Federal Credit Union

Founded by George Eastman in 1920, ESL Federal Credit Union (Eastman Savings and Loan) is one of the nation's largest and most successful credit unions. Because of our expertise in Financial Institutions and Credit Unions, JRS was retained to perform schematic design through design development services for the 156,000 sq. ft. construction of their new corporate headquarters in Rochester, New York.

In addition, JRS also provided planning and programming services to systematize the extensive interior program which included the credit union’s business operations, as well as a disaster recovery center, call center, training facility, fitness center and cafeteria/catering facility.

CLIENT Teachers Federal Credit Union

In designing a new headquarters for rapidly growing Teachers Federal Credit Union (TFCU), JRS Architect, P.C. created a fresh environment that epitomizes the 21 st Century workplace. Having purchased the 6-story 200,000 square-foot building, the Credit Union’s plan is to occupy over half the facility over time with the balance taken up by current and future tenants. Working with TFCU and an extensive consulting team, JRS designed interior fit outs for the Lower Level, 1 st , 5 th and 6 th floors. The strategy centered on planning space that would be transitional and flexible to accommodate an expanding staff. To support this approach, JRS developed standards for the office’s extensive system of workstations. The units are clean, modern and of light modular construction for easy reconfiguration in the future. To keep to the project’s conservative

budget our designers incorporated economical materials in creative ways. For example, the dramatic “sculpted metal” wall behind the main reception desk is in reality MDF board sprayed with metallic paint. The headquarters includes state-of-the-art training rooms with wall touchpad AV controls, meeting rooms, boardroom, a large mortgage processing center and numerous closing rooms. All offices have wood exterior paneling and are connected with wood soffits. There’s also an employee cafeteria that can accommodate 120 people. JRS specified all LED lighting fixtures throughout the facility which will result in significant reductions in power usage and cost. This project was a unique opportunity to build a world- class headquarters that exceeded the expectations of customers and employees and demonstrates the commitment of TFCU to the community it serves.
