Hi! I’m Bill Silver. I’m a realtor with Cape Cod Associates Real Estate in lovely downtown Harwich Port. Welcome to my Q4 Forecast for the Cape Cod Real Estate Market. This report is also available as a Slideshow. You can see it on my report web site:

Q 2 FORECAST Review

Before I give you my forecast for the NEXT Quarter – let’s review my previous forecast for This Quarter. My forecast goal is to be accurate within 95% of the actual result. My forecast for the median sold Price in Q3 was $456,000. The actual result, $430,000, was UP

again, but much lower than my forecast. Accuracy 94.3%.

My forecast for the number of sales in Q3 was 1,089. The actual number of sales was almost exactly that – 1,084. Accuracy 99.5%. Truthfully, this is higher than my typical number-of- Sales forecast accuracy.

I believe that the Median Sold Price will GO UP again in Q4. My forecast for the median sold price in Q4 is: $442,000 dollars. Quarter-to-Quarter, the median sold price will be UP 2.8% from the $43oK in Q3.

More importantly, Year-to- Year, the median sold price will be Up 5.2% from the $420K in Q4 2017. The median sold price will then be UP 11 quarters in a row – and will have gone Up in 23 of the last 25 quarters.

My forecast for the number of sales in Q4 is: 1,158. Quarter-to-Quarter this will be UP 6.8% from the 1,084 in Q3.

More importantly, Year-to- Year sales will be UP 9.9% from the 1,054 of Q4 last year. Good News, this stops the downward trend we’ve seen for the last 6 quarters.
