CASE STUDY:

UBER MB 1 & 2 MISSION BAY HEADQUARTERS

San Francisco, CA

AlfaTech is currently involved in this Uber’s new San Francisco presence which is a new 420,000 square-foot, ground up office building in the Mission Bay area in San Francisco. Our scope of work includes mechanical, electrical, plumbing, technology, security, and sustainability services. AlfaTech assisted the architectural design team with optimizing performance by assessing various utility, façade and wind studies. The project is designed as an innovative, ultra- high performance building that includes a façade that responds to programmatic needs, an under floor air distribution system, a “winter garden” which acts as the main social space incorporating natural ventilation, and a proposed geothermal system to substantially reduce cooling equipment needs. AlfaTech has been providing MEP Engineering and Technology services for this client in the US and Globally for ten sites, including the new corporate headquarters in San Francisco. This is a state of the art new campus with over 420k SF of offices, a full kitchen and cafeteria. The project will include evaluation of all available sustainability features. Sustainability goals: • Significant reduction of building energy cooling needs by the use of geothermal exchange systems • Aggressive rainwater capture and retention • Natural ventilation for main atrium social areas, creating a pleasant, open experience for employees and visitors • Maximize use of day lighting to optimize workspace quality

CASE STUDY:

LENNAR CANDLESTI CK POINT & HUNTER’S POINT MASTER PLAN San Francisco, CA

The Candlestick Point and Hunter Point Shipyard is a 702-acre development that has the potential to bring most dynamic companies into the area and develop whole communities. This area will house R&D facilities, commercial spaces, multi- use buildings and retail spaces. Parks, trails, and open spaces will be additional features that will attract and enhance the community. The new development will add over 10,000 new residential units in the form of condominiums and low-, mid- and high-rise buildings. There will be over a million square feet of commercial space made available, over three million square feet for Research and Development, as well as over 300,000 square feet of property devoted to community activities. AlfaTech views this holistic approach to community development as an opportunity for Lennar Urban to be at the vanguard of urban design by creating a community infrastructure focused on environmental sustainability, technology, and self- sustaining. This means taking advantage of existing technologies to generate energy with the lowest environmental impact. We conducted a series of sustainable mechanical studies in a master plan scale to help the owners understand the options available to explore the feasibility of Net Zero energy for the new development. Proposed strategies involve:

DELTA PRODUCTS HEADQUARTERS Fremont, CA

Delta Products desired a new headquarters highlighting sustainability and energy efficiency with primary goals to showcase Delta Products’ innovation in a state of the art building blending the natural surroundings with sustainable building design. The Delta Americas Headquarters is a three-story 250,000 SF campus consisting of private offices, administrative, open workspace, conference/auditorium facilities, kitchen/dining areas, labs, office and warehouse. AlfaTech provided sustainable mechanical electrical plumbing engineering design services for this project focusing on the client’s desire to maximize natural ventilation and daylighting reduce water and energy consumption with a geothermal central plant and utilize radiant systems for primary space conditioning. AlfaTech conducted extensive CFD modeling to assist with sizing and locating windows around the building and their integration into a thermal tower ventilation strategy. The project also encompasses a photovoltaic system to balance energy consumption and achieve Net Zero Energy.

The redesign of floors 9, 10, 11 and 12 featured premium corporate office space in a 12- story building in downtown San Francisco. The project included: the remodel of open office areas; addition and modification of conference rooms; workstation densification; coffee bar modification with ventless equipment and outside vendor catering services; and investigation of the enlargement of the 10th floor assembly space.

Analog Devices (ADI) relocated its corporate headquarters into two recently completed warm shell buildings in Santa Clara Square. AlfaTech provided MEP design services for this 356,000 SF project encompassing nine of the twelve floors.

The flexible 280,000 SF office space accommodates 950 seats as well as amenities, various lab and specialty program spaces including: 40,000 SF of light electronic labs; 10,000 SF electronic test lab with Class 100,000 clean room; 700 SF of wet labs; 1,200 SF data center; 11,000 SF customer experience center; an executive board room; logistics/shipping/receiving area; and a raised style 60 person auditorium.

AlfaTech has provided full project management and MEPT design services for this greenfield data center project.

The project includes 25MW of total power 18MW of critical power as well as parallel path designs for 5,000 ton chilled water plant utilizing pre-packaged modular chiller plant and full air side economizer air handling solution and an alternate, proprietary, refrigerant based cooling system. This project achieved LEED Gold status.

AlfaTech provided project management, architectural, MEP design, civil, and structural engineering services for the design of the a new data center in an existing shell. The project included 25,000 SF of data center rack space with 4MW of IT load, infrastructure for an additional 15,000 SF future data center space, 4MW of IT load, and a 46kV electrical substation on site. This included the main equipment and components of certain systems such as HVAC for support rooms and offices, building management systems, life safety and fire alarm systems. The project included an N+1 design concept with chilled water and air handling units providing cooling under a raised floor.

The firm provided full project management for 160,000 SF multistory mission critical data center in Silicon Valley.

This is a fully base isolated steel and concrete structure and the project included full buildout of electrical and mechanical infrastructure. The project configuration is multiple N+2 block redundant electrical topologies with standby generators and over 16MW of critical load.

ADOBE NA1 DATA CENTER

Hillsboro, OR

Type: Data Center Size: 70,000 SF

Adobe Systems selected AlfaTech to perform design services for its DC1 data center project located in the State of Oregon. This project is a greenfield design of a LEED Certified 70,000 SF steel and precast or tilt-up data center. The data center consists of approximately 30,000 SF of “data hall” space for IT/Server equipment, electrical, mechanical, and mezzanine rooms for critical infrastructure, office space, loading dock, and equipment storage. The design included 7,500 kW of critical IT power to the data hall, which was fed from 12kV main switchgear, new transformers and new UPS modules, new PDU’s and new distribution. HVAC is evaporative cooling plus supplemental direct expansion cooling. Design of hot aisle and cold aisle containment was also included. The construction included the complete building shell and a single 3MW POD with accommodations for expansion of the remaining 4.5MW.

AT-PD provided full project management services for over 100,000 SF of mission critical data center infrastructure. This includes configuration of 5+1 block redundant electrical topology with RTU indirect evaporative cooling. Phase II expansion consists of 1.8Mw block and addition of supporting IDEC units, multiple UPS units and generator.

AlfaTech was selected as a turnkey firm to design and build Abbott's 400,000 SF new headquarters campus. The facility now houses an Abbott spinoff company called AbbVie. This project includes a 4,000 SF raised floor data center, tenant improvement of offices, along with laboratory facilities, and vivarium (animal care facility). BUCK INSTITUTE STEM CELL RESEARCH LAB

AlfaTech provided project management, as well as mechanical and electrical engineering services for this project. Systems include the addition of a ground coupled geothermal system, which provides heating and cooling to the new addition and the existing 60,000 SF lab facility. Geothermal ground water at 61 degrees will be used to condition lab fume hood make up air, freeing up 300 tons of cooling from the existing central plant. The additional chilled water tonnage will be used for the new addition. The new geothermal system will provide all cooling & heating for the existing & new 60,000 ft2 lab building, and “no additional tonnage” will be required for the existing central plant. The geothermal system will also save 7,500.000 gallons of water a year from being evaporated via the existing (now decommissioned) cooling towers.

SANTA CLARA VALLEY MEDICAL CENTER

Type: Medical Office Building Remodel; Skilled Nursing Facility & Psychiatric Facility; Master Plan and Survey Size: 120,000 SF / 14,000 SF

The firm performed mechanical and electrical engineering design services for this 3- story medical office building which included converting existing office space into medical exam rooms, patient treatment rooms, physical therapy suites and a new pharmacy. An AIDS/ICH treatment clinic was provided; complete with patient treatment "negative pressure" isolation rooms. Significant HVAC upgrades where required for the renovation. New power and telephone/data distribution throughout the entire building was required and new lighting for the upgraded areas. A new fire alarm system was specified and the corridors were upgraded to bring the building up to current code requirements. The 14,000 SF consists of a Feasibility Study of the existing Don Lowe Pavilion to evaluate the potential for this site to be converted.

MAXIM INTEGRATED CIRCUITS

AlfaTech provided Engineering and Architectural services for the expansion and alteration of an existing X3 Fab to provide for approximately 20,000 SF of contiguous, additional cleanroom area to the existing Fab within the footprint of the existing building. The project scope included upgrades and expansion of interior support facilities and exterior site utility pads and infrastructure to support the proposed Fab expansion. The new cleanroom facility design was developed with approximately 9,000 SF finished clean manufacturing space. The balance of the cleanroom addition was developed as shell area for future expansion. The performance criteria for the design of the new cleanroom were to match the existing bay and chase design with Class 1 bays, Class 1000 service chases and subfab level, for wafer geometries of 0.6 micron or larger. The existing mixed-use occupancy structure required additional occupancy area and building area separations to accommodate the additional floor area additions in order to remain in conformance with applicable Fire and Building Code requirements. Additionally, we provided Construction Management support in terms of budget cost estimates and assisted them in the review of bids by General Contractors.

For more than ten years, Lockheed has chosen AlfaTech as the prime design and construction consultant to work on a multitude of high technology projects at their Sunnyvale campus. CISCO SYSTEMS

AlfaTech provided mechanical, plumbing, fire protection, and electrical engineering services for the expansion of the rack lab in Cisco Building 16 for SPRTG, affecting approximately 10,000 square feet. The scope of work included adding new lab electrical systems (transformers fed from the existing building electrical service) and chilled water distribution and CRAH units (fed from the existing chilled water system). In order to facilitate the additional space required, large conference room resources were relocated from the 1st floor to the 3rd floor under a separate design-build contract. In addition to the MEP design effort, AT coordinated and updated the lab rack layouts for approval by Cisco. The typical SPRTG lab rack requires 6 to 15 kW per rack. Also included in the scope of work were alterations to the rack layouts (related to new cabinet dimensional requirements) as well as electrical modifications related to the existing power distribution to the existing first floor lab spaces.

AlfaTech provided MEP design, process design, lighting design, technology design, energy modeling and commissioning for this existing 450,000 SF campus. This facility incorporates offices, labs, warehouse and prototype manufacturing and includes 70,000 SF of ISO 6 & 7 clean room space on a custom four-foot raised floor allowing for extensive utility distribution. Most of the occupied space is on the first level, and the second level houses support infrastructure including electrical distribution, air handling units and technology support. Technology services included full design and construction administration for the low voltage-cabling infrastructure, security systems, and cabling pathway system throughout the facility. The Technology design included the layout and coordination for nine IDF Rooms, two data centers and multiple cleanroom environments. The low voltage-cabling infrastructure included copper and fiber backbone between the data centers and IDF rooms in addition to a variety of multi-port Work Area Outlets for open office, cleanroom, conference rooms and Wireless Access Point (WAP) devices. The Security design included all access control devices, video surveillance camera and design of the Security Control Center.

OHLONE COMMUNITY COLLEGE – LEED-NC PLATINUM

AlfaTech provided mechanical and electrical engineering master planning and full design services for the new, 130,000 gross square foot, 81-acre, multi-building campus in Newark.

Our energy efficient design included the use of solar energy with roof-mounted PowerGuard 450kV photovoltaic panels, a large geothermal loop system for heating and air conditioning, highly efficient plumbing fixtures and an enthalpy wheel heat/energy recovery system. The MEP systems alone were responsible for 33 of the 55 of the LEED points attained to achieve a LEED-NC Platinum certification for this project (the first LEED Platinum community college in the country). The systems will help to save more than $2.6M in operating expenses over the next 25 years.

Both proposed projects will be designed to accommodate a LEED Gold Building Certification, and an exterior architectural design pallet that will respect the current design features, landscaping and cultural aspects of the campus.

Monterey Peninsula College is an ongoing client. AlfaTech provided MEP and Technology engineering design services for this project. One project included providing design for new site utilities upgrades including new 21KV distribution system, new communications and power distribution to building, gas, water, storm drain, and grey water systems coordination. The project scope also included energy efficient gym lighting, theater lighting, exterior lighting and energy control systems for targeted areas on campus. The lighting was designed with integrated occupancy sensors, photosensors and building management system control for maximum energy savings.

The firm provided design for a new 50,000 SF, 3-story building to house the Graduate School of Business. The Keck Laboratory was a new 72,000 SF, three-story lab. The firm provided additions & renovations to the Medical Center Teaching Hospital. The firm also provided design services for a new Environmental Safety, 30,000 SF hazardous waste monitoring & storage facility, and systems renovation to the South Hall Cafeteria.

Type: New Construction, High Security Storage Library Size: 38,000 SF

The firm was a key part of the mechanical, electrical, telecommunications, and security design team for this state-of-the-art, 38,000 SF building which is the most secure facility of its kind in the West. Designed to protect over a $1 billion worth of books and journals, the building will maintain archival conditions of temperature and humidity to preserve the books for a minimum of 200 years. Exact temperature and humidity control and attention to detail are keys to preserving this treasure trove of academic knowledge.

• Physical Education Building Remodel (Kentfield) – 44,000 SF • Science/Math/Central Plant Complex (Kentfield) - 60,000 SF • Transportation Technology Complex (IVC) – 10,000 SF • Main Building Complex (IVC) – 36,000 SF • Campus Master Planning for Kentfield and Indian Valley Campuses The firm was selected to provide all up-front engineering services relating to all planned bond projects including the master planning, district-wide energy modeling, district-wide mechanical, electrical and plumbing facility assessments and design standards for the District with projects totaling over 170,000 SF. We provided engineering design services and design and construction administration for the renovation of the Diamond P.E. existing complex. The project included new HVAC and electrical distribution. An energy management control system (EMCS) links directly to the new central campus EMCS system on the central part of the Kentfield campus. The project also includes a photovoltaic system which will either provide electrical for distribution in the building or supplemental hot water for the swimming pool. The Science/Math/Central Plant on the Kentfield campus includes a new energy efficient, geothermal underground / renewable energy HVAC system. The new 650- Ton, 340 vertical bore geothermal system provides heating and cooling via ground coupled water source heat pumps to the new Complex and Fine Arts buildings as well as two campus pools. The field was designed and phased for future expansion to support the entire Kentfield campus. The Transportation Technology facility on the Indian Valley campus required the total renovation of 10,000 SF which includes automobile technology repair facilities and instructional offices. The facility includes a radiant floor heating system and a solar thermal system to provide domestic hot water. In addition, the firm is working with the Kentfield campus on the Larkspur Annex to upgrade the electrical services and distribution to create a staging area for future campus construction.

AlfaTech provided mechanical and electrical engineering design for this project. Sustainable features include a geothermal underground / renewable energy HVAC system. Scope includes offices, food service, kitchen, student dining, information services, and a bookshop. The building features two heavy use kitchen areas with a combined capacity to serve 420 faculty, staff, and students.

SANTA ROSA JUNIOR COLLEGE / CULINARY ARTS BLDG

Santa Rosa, CA

Type: New Construction Size: 70,000 SF

AlfaTech provided mechanical and electrical engineering design for this project which includes four restaurant grade kitchen/classroom areas, student lecture classrooms, and office area for administrative staff. The teaching kitchen areas have a capacity for 25 students and each kitchen features type I (grease) and type II (vapor) exhaust systems. All exhaust systems feature Variable Flow Hoods which considerably reduces exhaust fan energy consumption. All make up air is provided by a 50,000 CFM AHU with FanWall technology that allows the air flow range to vary by using an asymmetrical VFD assignment to the FanWall fan array. Air conditioning is achieved through the use of zoned heat pump units water cooled through two closed circuit cooling towers. The building is also equipped with a solar thermal array sized to provide all domestic hot water needs of the building, including the kitchens.
