SPOTLIGHT ON SEAFORD MEADOWS

We are currently undergoing our long awaited expansion, adding an additional 3,000+ sqm, which will see us almost double in size. The new building won’t require a lift, as the site is split level. There will be ground access to both the lower and upper levels. Steel has just started arriving, so hopefully not too much longer now. There is plenty of development happening around us and the usual other businesses - Bunnings, Total Tools and a heap of small commercial/ industrial business and nearby Seaford Central shopping centre. We have two competitors close by, one being Storage King. From time to time there can be challenges as we are all close by, and the others offering the usual discounts. But our security, centre presentation, service and 24/7 access is a big draw card for customers. We are the only facility to offer all customers 24/7 access. The Team at KSS Seaford Meadows is made up of myself, Adam Scott (Centre Manager) and Alison Mitchell (Assistant Manager). O pening in 2017, we are on a split level property. We have three buildings, two were existing and fitted out, offering drive up units as well as ground and upper level storage. We have a good mix of units available ranging from lockers to our largest enterprise space being 117 sqm. Prior to becoming Kennards Self Storage the site was a salvage business called DeYoung’s Salvage, which operated for around 17 years. Before this, the land was used as a horse agistment, dating back to around the 70’s and rural farmland before that. We are a unique looking KSS, with our front office a mix of country/ranch style brick building, not your typical looking KSS shop, plus plenty of customer parking out front,16 spaces for those that like numbers! You can also swing two cats in our box shop, it’s about 100 sqm.

KSS Seaford Meadows is in the far southern suburbs of Adelaide, on the ‘mid coast’, fringing on rural farmland and country. We are only 2km from Seaford Beach, and a stones’ throw from the famous McLaren Vale Wine Region. We are in a prime position on Seaford Road, the main thoroughfare of the Seaford industrial and commer- cial precinct, on the corner of a round- a-bout to the entry of the Seaford Meadows Train Station, gaining a heap of exposure to passing traffic. There are numerous housing develop- ments all close by, bringing around 10,000 new houses to the southern area over the coming years. This will bring some great opportunities for us. The centre has enjoyed steady growth after a slow start, growing to 90%+ occupancy and holding for the last year. We’ve also seen a good increase in rental income and our asking rate has risen substantially with this.
