CLIENT Private Investment Group AREA 187,000 Sq Ft ___________________________________________________________________________ PROJECT Exterior Renovation and Master Planning. LOCATION Southern Pennsylvania

Occupying a city block, this former light manufacturing, warehouse and office structure was purchased by investors. Several tenants were occupying the building but a majority of the space was vacant. To increase the facility’s marketability, the investors wanted to conduct additional space planning, understand code compliance requirements and consider facade renovations. Due to the length of the building, JRS proposed two towers to not only break the long façade but also to identify entry points and to improve the flow throughout the facility, further separating office space from the light manufacturing section. The towers also give the building a presence on the streetscape. _____________________________________________________________________________

CLIENT Gateway AREA 600,000 Sq Ft ___________________________________________________________________________ PROJECT Exterior and Interior Renovation. LOCATION Lake Success, New York

The objective was to renovate the facades and common areas of an existing office building complex consisting of two four story 300,000 square foot buildings. JRS Architect, P.C.’s approach to the design was to create a unique architectural presence from the street and to bring connectivity to the buildings across the parking areas. Between the buildings and above grade, a plaza of shelters with integrated seating areas that punctuate the center of the complex was designed. _____________________________________________________________________________

CLIENT Hanover Community Bank AREA 11,000 Sq Ft ___________________________________________________________________________ PROJECT Exterior and Interior Renovation. New Corporate Headquarters. LOCATION Mineola, NY

This existing three-story office building was selected by Hanover Community Bank as their new headquarters. However, the building was “tired” and dated so it was gutted and the exterior renovated. The lobby, an internal and external focal point, was modified from a curved curtain wall to being squared off using stone and a new glass curtain wall. The exterior was repainted and horizontal blue lighting and blue awnings were added, tying to the Bank’s branding. _____________________________________________________________________________

CLIENT Skyline Management AREA 200,000 Sq Ft ___________________________________________________________________________ PROJECT Exterior. The Shops at Brick. LOCATION Brick, New Jersey

The catalyst for the renovation of this shopping center was a new tenant, Big Lots. While the center was strategically located at the intersection of two busy highways, it had a deep set back so visibility was maximized by creating varied roof lines to denote the different stores. Emphasis was placed on using classical elements, reducing maintenance requirements and costs. “Vandal proof” materials were used for durability. The development of sign standards allowed the center to present itself as a single entity that incorporates the separate tenants into one. New street signs were also designed and built to coordinate with the upgraded façade. _____________________________________________________________________________
