Contracts usually include a two-month escape clause which applies to both parties and should include the standard early termination clause allowing you to vacate the premises without penalty should you be transferred to another location.

Helpful Hint: When signing the contract, the landlord may ask to see a salary declaration or a copy of the tenant’s work contract.

Additional Costs and Expectations If your company does not handle the legal aspects of housing for you, the negotiations might be conducted through your realtor or consultant. Keep in mind that oral agreements can be legally binding in The Netherlands. No commitment should be made without certainty about the accommodations. Otherwise, one is liable for a month's rent as penalty. The terms of rental leases vary. The longer your lease, the stronger your negotiating position may be. Contracts are usually written in Dutch, but it is not uncommon to request a copy in English or another language. Some real estate agents may keep contracts on hand in English, while for other languages you may need to seek the assistance of a translator. Once you have signed your contract, you can usually expect to move in from two to 10 days later. If your arrival in the new home will be delayed beyond this time, you will be asked to pay rent as though you were in residence. Security Deposit The landlord will require a security deposit of one month's rent, sometimes two or three, as well as the first month's rental payment in advance, before handing over the keys. Some landlords will accept a bank guarantee in lieu of a deposit. After the initial payment, the monthly rent is paid in installments. Rental Agent’s Fee Rental agents usually charge the equivalent of one month's rent for their services. For shorter leases, such as six months or less, the fee will be up to ten percent of the total rent paid. Agents' fees are subject to value-added tax of 19 percent. Utilities and Maintenance Fees Utilities and other services – gas, water, electricity, cable television – are generally not included in the rent. Local property taxes and municipal taxes are also excluded, but who is responsible for paying them should be made clear in the contract. In apartment buildings, the maintenance fees are usually included in the monthly rental payments.

Maintaining a Rental Property Minor Repairs

There is a special clause in rental contracts stipulating that certain minor repairs on fixtures and fittings have to be paid by the tenant, but only under certain conditions. While the amount the tenant has to pay can differ from contract to contract.
