Three-Wheeled Racer Wins In Dundalk Soapbox Derby Leroy M. Merritt, Jr. Takes Prize In War Stamps By Besting Four Wheeled Rivals

Three wheels are better than four, when it comes to soapbox racing --- or so it appears yesterday afternoon in Dundalk when 11-year- old Leroy M. Merritt, Jr., driving a three-wheeled blue racer, came from behind to coast past the finish line a winner by several lengths in the Second Annual Dundalk Soapbox Derby. Five hundred children mobbed the finish line to congratulate Leroy, who won $5 in war stamps in the preliminaries, and $10 in stamps as grand winner. Leroy also won a kiss from a girl --- to his immense embarrassment, in view of the excited audience watching him. The fact that the girl was his sister, Romaine, made it a little easier to bear. Melvin Dahl is Second Melvin Dahl, 8, and Theodore Betz, 13, finished second and third, respectively, in the derby, sponsored by the Kimball Mountain Pleasure Club of Dundalk. A slight sprinkle fell during the run-off, but the track, a sloping street sheltered by arching trees, was dry. The races were held on Admiral boulevard between Midship and Shipway avenues. Since a soapbox automobile has no motive power, each driver was given a running push by a pal. Winner Leroy, who lives at 2456 Keyway avenue, had the doubtful advantage of being on the inside of the curving course. The street is smoother in the center. As his competitors started ahead of him, he

veered to the center while they made for the inside, and for a second or two a collision seemed possible. Jockeys For Position Leroy, however, swung back to the curbstone and hugged it for the duration of the race. His top speed may have been eight m.p.h. Besides those named above, others entered in the derby were Willis Manning, 11, 6728 Bessemer avenue; Calvin Bayne, 13, 6934 Sollers Point road; Robert Betz, 11, 1813 Portship road; Harvey Hall, 10, 6573 St. Helena avenue; Harvey Young, 13, 1762 Brookfield avenue; Allan Chiveral, 12, 7005 Sollers Point road, and Gene Cross, 12, 6906 Ridgeway road. Most original loser’s excuse was offered by a young contender who said: “The hill wasn’t steep enough. A better hill and they’d never be able to match my speed.” Wins Prize For Paper Miss Ercell Erskine Leipholz, 2819 White avenue, Hamilton, a June graduate of the Eastern High School, has received notification from Dr. Thomas G. Pullen, State Superintendent of Schools, that a paper she entered in the Inter- American Student Forum has earned first honors for Maryland. She received a check for $50 and a certificate of award. The competition, a national one to foster friendly relations with other American nations, was sponsored by the Pan-American Union. Eastern High Graduate

Merritt Office Renovations

In an effort to better connect all Merritt Companies employees, renovations to Merritt’s Baltimore office space continue. Merritt Clubs has now move into their new offices in a more centralized area. The Clubs’ former warehouse space has been built out to connect existing offices and to reconfigure the construction and land development space, with the entire construction group now unified in one location.

Interior design has also been relocated and marketing and leasing have been upgraded to match the rest of the office. Future work includes the installation of a conference lounge adjacent to leasing and the relocation of our interior design library. Above the kitchen, a technology lab and three enclosed quiet spaces will be renovated and added. And, a new display of Merritt stories and artifacts will be installed.

CORPORATE PASSES & TICKETS Merritt’s corporate passes include the National Aquarium, Baltimore Museum of Art, Maryland Science Center, Maryland Zoo, Maryland State Parks, Baltimore Orioles, Baltimore Blast, and Roundtop/Liberty/Whitetail ski resorts. Passes are available on a first- come, first-served basis. Kindly remember to return the passes as soon as possible so other employees and their families can enjoy them. Meadowridge

Leasing Update

Meadowridge 3 We’re thrilled to share that Allstate will be occupying the entire building at Meadowridge III in early 2019. Allstate was drawn to the property due to the accessibility it provides to Route 100, Route 175 and I-95, as well as the visibility from I-95. They are backfilling the space formerly occupied by United Healthcare. We worked with Allstate over several years to accommodate consolidation plans that finally came to fruition. Twin Springs 1705 Twin Springs Road is a newly constructed single-story, 42,000-square-foot building, providing 20 to 24-foot clear heights, docks and load-in doors, open floorplans and free surface parking at Merritt’s Beltway Business Park. The site is located at the intersection of Washington Boulevard and Lansdowne Boulevard within the Landsdowne area of Baltimore County. We first signed Deli Brands of America, the processing subsidiary of Saval Foods Corporation, to a 19,000-square-foot industrial-warehouse lease as an anchor tenant. RCT Systems also occupies 5,888 square feet. 1715 Twin Springs Road, a second development being constructed at Beltway Business Park, will be completed in 2018 and will offer 33,000 square feet of warehouse space. Ashbrook 9 Located in Ashburn, Virginia at 44427 Atwater Drive, Ashbrook 9, a 44,000-square-foot building, went under construction in April 2017. Construction ended in October 2017 and eight months later, the building is nearly 100% leased. Current customers include: Hanley Energy: 6,172 SF QuantaDyn Corporation: 3,165 SF

Twin Springs

10065 Red Run Renovation Once a research and development laboratory building, this location is in the process of being renovated. The renovation will include redevelopment of the main entrance/lobby and the addition of a co-working space. Other renovations include restrooms, elevators and the design and construction of new office space. Construction is slated to commence August 2018. Merritt’s I-66 Business Park When complete, Merritt’s I-66 Business Park will consist of six buildings totaling 596,900 SF. Buildings 2 and 6 are complete, and Building 1 is currently under construction. Building 2 customers include: United Brokerage Packaging of North Carolina (34,242 SF) and Carrier Enterprises (7,233 SF). Building 6 customers include: Structural Technologies (22,626 SF), Blacktorne (20,568 SF), Moving and Storage Solutions VA, LLC (20,568 SF), and Able Moving & Storage (22,626 SF). Between the two buildings, 50% of the park has been leased just eight months following construction completion. Although Building 1 is not yet complete, the first lease was signed by Mu-del Electronics, LLC for 19,358 SF out of 30,600 SF. Mu-del plans to move in at the start of 2019.

NAIOP Awards

Merritt Construction Services and Merritt Properties won three NAIOP Awards of Excellence for the following projects: Best Interior Rehab Agora, Inc. Best Medical Office Buckingham Best Build-to-Suit Office The Living Legacy Foundation Agora This marks our second recognition for our work with Agora, having received the NAIOP Award of Excellence in 2016 for the Best Low to Mid-Rise Office. This is our second and consecutive Best Medial Office award, having been honored in 2016 for our work with the Greater Baltimore Medical Center. Agora Publishing hired Merritt Construction Services to transform a historical building into a state-of-the-art office. We renovated 38,000sqft of space throughout the building’s basement,first and second floors to install full- height glass partitions, high-end millwork and cabinetry, an illuminated backlit graphic wall system, integrated A/V systems, and walls made of Nicaraguan wood.

Chesapeake Urology at Buckingham

Buckingham The Best Medical Office award recognized Merritt’s first Class-A office development constructed at Buckingham, a two-story 52,420 SF building. Within 10 months, Merritt Construction Services built the core and shell, and completed their tenant fit-out. Slated for LEED Silver certification from the U.S. Green Building Council, design requirements were prioritized to reduce energy consumption by over 14%. Living Legacy Foundation Merritt Properties received an Award of Excellence for the Best Build-to-Suit Office for The Living Legacy Foundation. This work included a unique plan to expand Living Legacy’s footprint vertically, rather than horizontally. The renovation project for The Living Legacy Foundation consisted of a two-phase buildout to expand their existing single- story office from 33,000 square feet to a one-of-a-kind, 47,633-square-foot, two-story office.

ABC Awards

Merritt Construction Services was awarded ABC Baltimore Awards of Excellence for our work with Holly Poultry ($5-$10 Million New Project) and Cask & Grain ($500,000-$1 Million Interior Fitout), and Awards of Merit for our work with Omega Healthcare (Interior Fitout Over $1 Million) and United Foods ($1-$5 Million Renovation). Holly Poultry In 2014, Holly Poultry was looking to expand its poultry processing capabilities due to a rapid increase of product demand over several years. Merritt Construction Services was hired to identify sites that could allow them to expand their Baltimore operations and build a new 37,500-square- foot state-of-the-art food-processing facility. Cask & Grain In early 2016, Merritt began work on a design-build project to convert a 2,250-square-foot early 1900’s row house, a former residence turned salon, into a farm-to- table restaurant. Construction included two dining areas, a kitchen, a bar, a façade facelift, new roofing and structural reinforcing, and new mechanical, electrical, and fire suppression systems. Less than a year from the start of construction, Cask & Grain Kitchen opened to the public on January 7, 2017 with rave reviews.

Omega Healthcare Tenant Omega Healthcare chose the second floor of 303 International Circle in Hunt Valley to house their new headquarters. The 27,176-square-foot office was previously vacant, allowing Omega to create a space specifically formatted for their needs. Merritt Construction Services began renovation to create a modern, open feel in October 2016. Today, the space consists of higher ceilings, 21 private offices with glass doors on the window line, 46 workstations, four confer¬ence rooms, a 1,340-square-foot board room, a front reception area featuring a stone accent wall, and a large break room featuring a full kitchen. United Foods The United Foods project involved the renovation of 39,000 square feet of an existing industrial warehouse, converting it into a full-size, food-processing facility. The facility includes three preparatory rooms, wet and dry production and packaging areas, a refrigerated cooler and freezer, an equipment storage area, and space dedicated to shipping and receiving. It also features space for the storage of ingredients and a 7,820-square-foot front office with restrooms, locker rooms, a break room, a kitchen, private offices, two conference rooms and areas for research and development.

MCS Project Spotlight

Orioles Weight Room Renovation Completed within a month before the start of the season, the Orioles’ weight room was transformed to create a more modern look and feel. The project team began by demolishing and raising the ceiling and replacing the floor of the training space. New lights and flooring were installed, in addition to an electronic charging station, A/V equipment, a sink, a beverage cooler, a dishwasher, and additional storage space. Mechanical, electrical and plumbing units were refreshed to create an “open ceiling”. Lastly, two new offices for the training staff were added.

Merritt Clubs Canton Expansion Completed in May 2018 by Merritt Construction Services, this $20 million dollar, eight-story addition includes a rooftop deck with two pools, a bar and a restaurant, 20,000 square feet of new workout space, a ground-level, six-lane indoor pool, and six floors of parking for 300 new spaces. The first-floor expansion also features an indoor/outdoor turf area and an expanded children’s area.

Located on the first floor off of the workout space is a new café and lounge, LM Fresh. Upstairs, the 25,000-square- foot rooftop deck offers 360° views of Baltimore, two pools, one for adults and one for children, and lounge chairs and cabanas. Additionally, LM Poolside, the rooftop restaurant and bar, offers a wide selection of lunch and dinner options.

Genetta Miller (accounting) and family welcomed a girl! Born March 5 at 11:26 a.m. at 7 lbs. 15 oz. and 20 inches. Everyone is well and so excited for a girl!!

Ryker Bryan Josh Asbury (constrution) and wife Sharon welcomed their newest addition, Ryker, on March 7. He weighed 9 lbs. 2 oz. and was 21 inches long. Everyone is doing well.

Landon Alexander Laura Hoke (construction) and husband welcomed their first baby, Landon, on December 29 at 7:41p.m. He was 20 inches long and weighed 6 lbs. 15oz.

Riley Quinn Shaelyn Mullaney (VA leasing) and Yonas welcomed Riley Quinn Mellesse on March 3, 2018 at 9:25 a.m. She weighed 8 lbs. 1 oz. and was 21 inches long.

Ell Ran the River Valley Ranch Trail Half in Manchester, Maryland with her brother. By participating, they helped raise camp scholarship for underprivileged kids.

Remy Ran the Rock ‘n’ Roll Half Marathon in D.C. on the Live Like Kaley team with a group of friends. As Remy shared, “We ran in honor of our friend who passed away last year and our team raised over $8,000 for St. Jude!”

Onsite Auto Care Slick is a local technology company that delivers a convenient way to maintain your vehicle. Slick’s technicians provide many services, and with their iOS and Android app, you can easily scan your car’s VIN and choose your location, service and time. Slick has been onsite at various Merritt locations each month to deliver oil changes, tire rotations, car washes, car detailing, windshield chip repairs, headlight restoration, battery replacements, windshield wiper replacements, multi-point inspections, digital inspection reports, air filter replacements, and cabin filter replacements. Now they are on demand! Once you download their app, enter your VIN and license plate number. From there, schedule your service and enjoy! Wellness Merritt Properties is beginning to host free wellness events for customers at Schilling Square, Columbia Corporate Park, Columbia Corporate Park 100, Meadowridge and Calverton, as well as in Owings Mills and Towson. During these events, attendees will hear from a panel of health and wellness experts on different wellness topics. The first session will focus on how to alleviate common office aches and pains. After the panel discussion, attendees will have a chance to chat with our experts and explore what they have to offer. Foodsby Foodsby is a lunch-delivery service that partners with local restaurants to provide daily

lunches to individual customers in local office buildings. It is simple to use: customers order from their desk by a designated time and pick up their food in the lobby at lunchtime. No tipping or minimum order requirement, just a flat $1.99 delivery fee. Restaurant vendors vary by the day and all meals are easily customized. This program is in place in Columbia at CCP, CCP 100 and Meadowridge, and we will be looking to expand into more of our buildings in the future.
