Leasing Update

Meadowridge 3 We’re thrilled to share that Allstate will be occupying the entire building at Meadowridge III in early 2019. Allstate was drawn to the property due to the accessibility it provides to Route 100, Route 175 and I-95, as well as the visibility from I-95. They are backfilling the space formerly occupied by United Healthcare. We worked with Allstate over several years to accommodate consolidation plans that finally came to fruition. Twin Springs 1705 Twin Springs Road is a newly constructed single-story, 42,000-square-foot building, providing 20 to 24-foot clear heights, docks and load-in doors, open floorplans and free surface parking at Merritt’s Beltway Business Park. The site is located at the intersection of Washington Boulevard and Lansdowne Boulevard within the Landsdowne area of Baltimore County. We first signed Deli Brands of America, the processing subsidiary of Saval Foods Corporation, to a 19,000-square-foot industrial-warehouse lease as an anchor tenant. RCT Systems also occupies 5,888 square feet. 1715 Twin Springs Road, a second development being constructed at Beltway Business Park, will be completed in 2018 and will offer 33,000 square feet of warehouse space. Ashbrook 9 Located in Ashburn, Virginia at 44427 Atwater Drive, Ashbrook 9, a 44,000-square-foot building, went under construction in April 2017. Construction ended in October 2017 and eight months later, the building is nearly 100% leased. Current customers include: Hanley Energy: 6,172 SF QuantaDyn Corporation: 3,165 SF

Twin Springs

10065 Red Run Renovation Once a research and development laboratory building, this location is in the process of being renovated. The renovation will include redevelopment of the main entrance/lobby and the addition of a co-working space. Other renovations include restrooms, elevators and the design and construction of new office space. Construction is slated to commence August 2018. Merritt’s I-66 Business Park When complete, Merritt’s I-66 Business Park will consist of six buildings totaling 596,900 SF. Buildings 2 and 6 are complete, and Building 1 is currently under construction. Building 2 customers include: United Brokerage Packaging of North Carolina (34,242 SF) and Carrier Enterprises (7,233 SF). Building 6 customers include: Structural Technologies (22,626 SF), Blacktorne (20,568 SF), Moving and Storage Solutions VA, LLC (20,568 SF), and Able Moving & Storage (22,626 SF). Between the two buildings, 50% of the park has been leased just eight months following construction completion. Although Building 1 is not yet complete, the first lease was signed by Mu-del Electronics, LLC for 19,358 SF out of 30,600 SF. Mu-del plans to move in at the start of 2019.
