11.4.2.

Exceptions and Variations

A.

Reduction of Minimum Net Lot Area or Width to Block Face Average

If the average net lot area or width of existing lots located on the same block face and in the same

zoning district is less than the minimum net lot area or minimum lot width (as appropriate) applied to a

lot by the standards in

Article 3: Zoning Districts,

the minimum net lot area or minimum lot width (as

appropriate) applicable to a lot on the block face shall be reduced to such average. Calculation of the

average shall exclude any net lot area or width (as appropriate) that exceeds the next largest net lot

area or next widest lot width by more than 25 percent. (See Figure
