GENERAL SCHEDULE

Sinking Fund Forecast

Allowance to obtain professional sinking fund forecast.
Estimate based on scale of fees provided by QIA
Group @ $14.44 per lot.
Trade Waste

Nominal amount to cover the cost of extraordinary
rubbish removal, i.e. boxes left due to residents
moving in. Note that residents and commercial are
responsible to remove their own surplus non
household waste however it is expected that there will
be instances where non household waste is simply
dumped on common property and will require
removal. An allowance has been made for additional
pick-ups in the initial 4-6 weeks. Excess budget in this
category allows for the cost of extraordinary rubbish
collection by the cleaners and/or caretaker
Telephone

Allowance for rental of telephone lines required for
Fire Indicator Panel and 8 lifts charged approx $450
per line.
Cleaning

Allowance based on our general understanding of the
building with reference to other similar buildings in our
portfolio
Electricity
-
Expenses relating to the cost of communal power for
common area lighting and mechanical equipment @
$220 per unit. Plus an allowance for operating the
Lifts and other electrical motors such as pumps/roller
doors @ $12800. Expenses relate only to B1, B2,
Ground Floor and residential common areas.
Gas
-
Consumption for building hot water plant metered
separately by each residential and commercial/retail
tenant. Therefore no allowance has been made for
this budget
Insurance Building & Stamp Duty
-
Allowance based on our general understanding of the
building with reference to other similar buildings in our
portfolio
Fire Protection
-
Sprinklers only installed in B2, B1 and Ground Floor.
Allowance for service contract for fire systems of
mixed commercial/retail & 2 levels of car parks (for
residential units). Assumes that 12 months service is
provided from the date of completion.
