Maintenance - Building & Plumbing

Expenses relating to unforseen maintenance of

common areas and plumbing infrastructure

Maintenance - Mechanical Plant and

Equipment

-

Nothing in the first year, covered under DLP. Second

year expenses relate to maintenance of car park

exhaust equipment and other miscellaneous fans not

specified on the plans such as lift motor rooms, waste

rooms.

Maintenance - Electrical

-

Nothing in the first year, covered un DLP. Second

year expenses relating to unforseen maintenance of

electrical equipment and infrastructure of the common

property such as lighting etc. Makes allowance for

light bulb replacement (labour to be included in the

building cleaner/manager role) based on an average

of 20-40 bulbs per month at a cost of $7.50 + GST per

bulb

Maintetance - Electrical Plant

-

Nothing in first year budget. Allowance relating to

point of entry, substation, MSB and essential services

Maintenance - Lift (Residential Only)

-

Expenses relating to maintenance and servicing of lift

mechanics for 8 lifts as well as the cost of emergency

call outs resulting from failures and breakdowns.

Assumes 12 months of costs are covered as part of

the installation of the equipment as negotiated by the

developer/builders. Year one based on $500 as a

nominal fee + $4,500 per lift for preventive scheduled

maintenance and servicing per year thereafter in

accordance with average lift maintenance contracts

Security

-

Nothing in first year budget. Second year budget an

allowance has been allocated for unforeseen repairs

and maintenance to the security system made up of

swipe readers to all perimeter entrance, basement

roller door and entrances and intercom to all units.

Maintenance pumps/hydraulic plant etc

-

Nothing in first year budget as it's covered under DLP.

Second year budget allowance has been allocated

Water

-

Expenses in relation to the consumption of water for

common property and apartments. Assumes an

average apartment consumption cost of $220 per

units p/a with an additional allowance for common

property of $5,000 to cover common area landscaping

Contingency

-

5% loading on all expenses to allow margin of

estimations error. Note this margin will not be included

as a line item in the actual budget upon registration.

Other expenses may absorb a portion of this margin if

required
