3.5.1.

General Purposes of Town Center Districts

The Town Center districts established in this section are intended to:

A.

Implement the vision established by the Comprehensive Plan and the Town Center Plan;

B.

Protect and enhance the historic character of the Historic Crossroads Village;

C.

Facilitate the creation of a new Main Street district in the Town Center that will serve as a gathering

place for Morrisville residents;

D.

Allow for and encourage a broader mix of uses and housing types in the Town Center; and

E.

Encourage the expansion of the Town Center’s existing network of parks, trails, and greenways as

consistent with the Comprehensive Plan and the Town Center Plan.

This section carries forward the regulations in Part E (Town Center Code) of the current Zoning Ordinance other than procedural

provisions (addressed in Module 1) and use standards (which are carried forward in Article 4: Use Standards). A number of the

development standards currently specific to one or more Town Center districts may be proposed to be applied town-wide in

Article 5: Development Standards, to be drafted as part of Module 3. Where development standards in Article 5 are the same or

similar to standards in this section, this section will be revised to delete such standards or to revise them to read as modifications of

the generally applicable development standards in Article 5.
